The short answer

Selling a home in Elyson

Selling a home in Elyson starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $444,213 for Elyson, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, ongoing construction and builder warranties and association dues and fees, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Elyson buyers will ask, and what to have ready

  1. MUD 457, MUD 534 and the school line

Elyson is in Harris County; confirm on the HCAD record whether any city levy applies. 2025 adopted rates per $100: Harris County $0.38096, Flood Control $0.04966, Hospital District $0.18761, Port $0.0059, Department of Education $0.0048, plus Katy ISD $1.1171 or Cy-Fair ISD $1.0669, and a MUD: Harris County MUD 457 $1.4158 or MUD 534 $1.50 (Harris County Tax Office). Which MUD covers which section is not published, and an ESD may also apply.

    • MUD debt rates (MUD 457: $1.185 of its $1.4158) fund the roads, water and drainage already built.
    • School homestead exemption: $140,000.

What buyers will do: Pull the HCAD record for the exact lot, list each taxing unit and estimate the bill on your price; ask what value a new home's current bill is based on.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Building new: builders, warranties and what is next

Nine builders (Beazer, Brookfield, Chesmar, David Weekley, Highland, Newmark, Perry, Toll Brothers, Westin) were listed by the developer in October 2026, and several advertise rate buydowns or flex cash with their own terms and deadlines. Each builder writes its own contract and warranty, and new sections and the Town Center are still being built around existing streets.

    • Get the builder's written warranty and the incentive terms in the contract, not only the flyer.
    • Ask in writing whether your own inspector can visit before drywall and before closing.

What buyers will do: Before you sign, compare each builder's contract, warranty booklet and incentive deadline, and ask the sales office which nearby lots and commercial sites are still to be developed.

What to have ready: Builder warranty papers and whether they transfer, your closing documents from the builder and the lot’s plat information.

  3. Elyson HOA dues and fees

Cohere (Elyson office, 23623 Elyson Falls Dr., 281-665-3047) manages the community, but no association page states the annual assessment, transfer fee or capital contribution. Builder pages show figures that are not association sources.

What buyers will do: Ask Cohere or the builder for the current assessment, any capital contribution due at closing and the resale certificate or new-home HOA disclosure before the option period ends.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
