The short answer

Selling a home in Sunterra

Selling a home in Sunterra starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $301,951 for Sunterra, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, association dues and fees and school assignments, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh

  • MUD rates of $1.50 per $100

Harris County MUD 569 and Harris-Waller Counties MUD 5 each adopted $1.50 per $100 for 2025, on top of county, ESD and school taxes.

  • Two counties and two school districts

Some sections are in Waller County MUDs and Royal ISD rather than Harris County and Katy ISD, so taxes, utilities and schools change by section.

  • Leasing rules in dispute

KPRC reported in August 2026 on a new $1,000 annual HOA leasing fee and 12-month minimum leases that an owner was challenging.

  • Construction across many sections

Builders are still selling across multiple sections, so construction traffic and new streets continue.

Seller preparation

What Sunterra buyers will ask, and what to have ready

  1. Harris or Waller County, and which MUD

In the Harris County part, 2025 adopted rates per $100 (Harris County Tax Office) are Harris County $0.38096, Flood Control $0.04966, Hospital $0.18761, Port $0.0059, Department of Education $0.0048, Katy ISD $1.1171, Waller-Harris ESD 200 $0.10, and HC MUD 569 or Harris-Waller Counties MUD 5 at $1.50 each. KB Home's guides put other sections in Waller County MUD 37 or MUD 35 (Royal ISD), with Waller County units instead of Harris County's; get those rates from Waller CAD for the lot.

    • MUD 569's $1.50 includes $1.145 for debt service.
    • School homestead exemption: $140,000.

What buyers will do: Check whether the lot is on HCAD or Waller CAD, list every unit on that record, and estimate taxes on your price before you sign.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. HOA dues and the leasing fee

The developer names the Sunterra Homeowners Association, managed by GrandManors (855-947-2636), but publishes no assessment; builder guides show approximate figures that differ. KPRC reported in 2026 on a $1,000 annual leasing fee and a 12-month lease minimum; ask the association for the adopted policy. Risewell's gated section adds a neighborhood fee.

What buyers will do: Get the resale certificate or builder HOA disclosure and the current leasing policy in writing, especially if you may rent the home later.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. Katy ISD or Royal ISD

Most builder sections are Katy ISD, but KB Home's Sunterra North guide lists Royal ISD, and D.R. Horton and Risewell show schools from both districts. School tax rates, calendars and campuses differ between the two.

What buyers will do: Run the address in Katy ISD's SARA tool or confirm with Royal ISD, and confirm the assignment with the district before you sign.

What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
