The short answer

Selling a home in the Energy Corridor

Selling a home in the Energy Corridor starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $1,040,612 for Median Market Value, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, property taxes and school assignments, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What the Energy Corridor buyers will ask, and what to have ready

  1. Addicks, Barker and Buffalo Bayou

The Energy Corridor sits between Addicks Reservoir (north of I-10) and Barker Reservoir (south of it), which the Corps built in the 1940s and normally keeps dry, closing the gates in storms and releasing water into Buffalo Bayou later. During Hurricane Harvey the Corps began releases on Aug. 28, 2017, rising to a combined 13,000 cubic feet per second by Aug. 30 (Community Impact); federal courts have since ruled for test-case owners upstream and, in April 2026, downstream. HCFCD is adding linear detention along 6.4 miles of the bayou from Highway 6 to the Beltway. Mapped floodplain varies by address.

    • Note whether the home drains to the Addicks, Barker or Buffalo Bayou watershed.
    • Inside the city, new and substantially enlarged homes in the 100- or 500-year floodplain must be built 2 feet above it (since 2018).
    • Ask for the elevation certificate and the seller's flood claim history.

What buyers will do: Check the address on FEMA and HCFCD maps, ask for the elevation certificate and flood claim history, and price flood insurance before the option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. Which taxing units are on the bill

Inside Houston, owners pay the city ($0.519190 per $100, 2025), Harris County ($0.41750, 2026), Flood Control ($0.05266, 2026), the Hospital District ($0.19528, 2026), the Port ($0.00603, 2026) and the school district: Houston ISD ($0.8421, adopted 2026), Spring Branch ISD ($1.0231, 2025) or Katy ISD ($1.1171, 2025 and 2026). Unincorporated areas such as Green Trails swap the city line for ESD 48 ($0.099995, 2025) and one or more MUDs, and some city addresses, such as Lakes of Parkway, also show a MUD. The seller's bill reflects the seller's value and exemptions, not yours.

    • HISD's homestead exemption is $140,000 plus 20%; SBISD adds a 20% local exemption to the $140,000 state exemption.
    • Check any MUD's rate and debt in the Comptroller's special district database.

What buyers will do: Pull the HCAD account, list every taxing unit, and estimate taxes at your purchase price before setting your budget.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  3. Katy, Houston or Spring Branch ISD

The Energy Corridor District lists public schools from three districts, including HISD's Westside High, SBISD's Stratford High and Katy ISD's Wolfe Elementary. District lines cut across neighborhoods and city limits: HAR's tax table shows Houston ISD for Parkway Villages, while the Census geocoder places a Barkers Landing address, also inside Houston, in Katy ISD. Tax rates and homestead exemptions differ by district too.

    • HISD: School Zone Search or 713-556-6734.
    • SBISD: school finder looks up zoned schools by address.
    • Katy ISD: SARA tool by address.

What buyers will do: Find the school district on the HCAD account, then confirm the zoned campuses with that district before you make an offer.

What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
