The short answer

Selling a home in Katy

Selling a home in Katy starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $444,213 for Elyson, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, property taxes and school assignments, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers like about Katy

These are the sourced facts we lead with in your listing and marketing.

What buyers weigh

  • Three counties and many tax districts

The Katy area spans Harris, Fort Bend and Waller counties, and much of it outside city limits is in municipal utility districts with their own tax; 2025 MUD rates on the Harris County list run from about $0.23 to $1.50 per $100.

  • Reservoir and watershed flood history

During Hurricane Harvey in 2017, water stored behind Addicks and Barker dams flooded properties upstream of the reservoirs, including Katy-area homes; a federal judge later found the Corps of Engineers liable to upstream owners.

  • School boundaries are changing

Katy ISD has presented attendance boundary options for August 2027, including moves from Cinco Ranch High to Tompkins High and from Katy High to Taylor High for some zones.

  • A Katy address is not always Katy ISD

Some Katy-address communities are in other districts, such as Elyson sections east of Peek Rd. (Cy-Fair ISD) and Jordan Ranch (Lamar CISD).

Seller preparation

What Katy buyers will ask, and what to have ready

  1. Addicks, Barker and Cypress Creek

Most of the Katy area drains to one of three HCFCD watersheds: Addicks Reservoir (138 square miles, Langham, Bear, Horsepen and South Mayde creeks), Barker Reservoir (Mason Creek and upper Buffalo Bayou) or Cypress Creek to the north. In Hurricane Harvey (2017) the reservoirs held about 140 billion gallons and flooded about 10,000 upstream properties, according to the federal lawsuit Community Impact covered; the court said many owners did not know they were in a flood pool. Fort Bend County homes drain through the Fort Bend County Drainage District system instead.

    • Ask whether the lot is inside a reservoir flood pool; the seller's disclosure form asks this.
    • Harris County addresses can also be checked in MAAPnext draft maps (awareness only).

What buyers will do: Before an offer, check the address on FEMA's map and HCFCD's tool, ask for the seller's disclosure, any elevation certificate and flood claims history, and get a flood insurance quote.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. City limits, county and MUD decide the bill

Inside the City of Katy the city levies $0.425 per $100 (2025 adopted). Katy ISD is $1.1171 for 2025 and 2026. Harris County homes add Harris County ($0.38096), Flood Control ($0.04966), Hospital ($0.18761), Port and Department of Education (2025); Fort Bend homes add Fort Bend County ($0.412 for 2025, $0.407 for 2026) and its drainage district ($0.01). Outside city limits, a MUD and an ESD usually apply; 2025 MUD examples range from Cinco MUD 3 at $0.232 to Harris County MUD 534 at $1.50 per $100.

    • The Texas school homestead exemption is $140,000 (more for 65+ or disabled owners).
    • A seller in a MUD must give the statutory district notice before you sign.

What buyers will do: Pull the HCAD, FBCAD or Waller CAD record, list every taxing unit, and estimate taxes on your purchase price; the seller's bill reflects their value and exemptions, not yours.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  3. Confirm the school district and campus

Katy ISD serves much of the area, but some Katy addresses are in Cy-Fair ISD, Lamar CISD or Royal ISD. Katy ISD's SARA tool returns the assigned campuses for an address, and the district has presented boundary options for August 2027; check whether the board has adopted them.

What buyers will do: Run the address in SARA (or the other district's lookup), read the boundary modification page, and confirm the assignment with the district before you sign.

What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
