The short answer

Selling a home in Memorial Close-In

Selling a home in Memorial Close-In starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $2,834,500 for Median Market Value, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, property taxes and deed restrictions and local rules, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. • Higher school tax rate than HISD

Spring Branch ISD's 2025 rate is $1.0231 per $100, compared with $0.8783 for Houston ISD in HCAD's 2025 table, on top of the City of Houston's $0.519190.

  • Downstream of the Addicks and Barker reservoirs

The area is in the Buffalo Bayou watershed, and in April 2026 a federal claims judge ruled that the Corps' post-Harvey (2017) reservoir releases added flooding for homeowners along Buffalo Bayou.

  • Little published neighborhood information

No official association site was found for Sherwood Forest, Pine Wood Estates or Bayou Woods, and Stablewood's public pages do not post dues or deed restrictions, so buyers must get rules from the title commitment and the association.

Seller preparation

What Memorial Close-In buyers will ask, and what to have ready

  1. Buffalo Bayou below the reservoirs

These subdivisions lie in HCFCD's Buffalo Bayou watershed, and Stablewood's association places the original estate along the bayou. Upstream, the Corps holds storm water in Addicks and Barker and later releases it down Buffalo Bayou; in April 2026 a federal claims judge ruled those releases after Hurricane Harvey (2017) added flooding for downstream homeowners. Mapped floodplain varies lot by lot, especially on large lots that reach toward the bayou.

    • HCFCD's mapping tool shows floodways, floodplains and street ponding by address.
    • Building in a mapped floodplain inside Houston needs a city floodplain development permit.
    • MAAPnext draft maps are for awareness only.

What buyers will do: Check the lot on FEMA and HCFCD maps, ask for the elevation certificate and flood claim history, and get a flood insurance quote before the option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. City of Houston plus Spring Branch ISD

These addresses pay the City of Houston ($0.519190 per $100, 2025) and Spring Branch ISD ($1.0231, 2025), plus Harris County ($0.41750, 2026), Flood Control ($0.05266, 2026), the Hospital District ($0.19528, 2026), the Port ($0.00603, 2026) and the Department of Education ($0.0048, 2025). SBISD lists a 20% local homestead exemption on top of the $140,000 state exemption. The seller's bill reflects the seller's value and exemptions, not yours.

    • HAR's tax tables for these neighborhoods do not list Houston Community College; confirm on HCAD.
    • File your own homestead exemption with HCAD after closing.

What buyers will do: Pull the HCAD account, confirm the taxing units, and estimate taxes at your purchase price before setting a budget.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  3. Deed restrictions without published rules

Houston has no zoning, so each section's recorded deed restrictions govern lot use, setbacks and building. Stablewood has a property owners association and board but posts no dues or restrictions publicly, and no official association site was found for Sherwood Forest, Pine Wood Estates or Bayou Woods. The Bayou Woods condos at 7555 and 7575 Katy Freeway have their own condo documents.

    • The city Legal Department can enforce certain deed restrictions (hotline 832-393-6333).
    • Short-term rentals need an annual city registration since Jan. 1, 2026.

What buyers will do: Read the restrictions in the title commitment and, in Stablewood or a condo, request dues, rules and a resale certificate early in the option period.

What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
