Keeping It Real with Michael O’Neal
Why Live in Memorial Close-In? The Good, The Bad & The Reality
Want an estate lot by Memorial Park while staying inside the City of Houston and in Spring Branch ISD? Stablewood, Sherwood Forest, Pine Wood Estates and Bayou Woods offer that. But SBISD's tax rate is higher than Houston ISD's, and lots toward Buffalo Bayou sit downstream of the Addicks and Barker reservoirs.

Michael’s Take Broker opinion, based on the sourced facts above
My take: This is custom-home territory, and with so little published by the associations, the title commitment and recorded restrictions are your rulebook. On a lot that runs toward the bayou, the floodplain line on the survey matters as much as the house. Run the SBISD and city rates against your purchase price early so the carrying cost is no surprise.
Memorial Close-In vs. Nearby Neighborhoods
Memorial Close-In vs. Memorial
Choose Memorial and you gain: Village zoning, village police and the Village Fire Department in the incorporated villages.
You give up: Each village sets its own taxes and permits, and Bunker Hill requires a permit to remove any tree over 5 inches.
Memorial Close-In vs. Tanglewood
Choose Tanglewood and you gain: Houston ISD's lower rate and one association with a published $3,150 fee covering patrol and back-door trash.
You give up: Smaller lots (16,500 sq ft median versus 56,192 in Sherwood Forest) beside the Uptown commercial district.
Memorial Close-In vs. Memorial West
Choose Memorial West and you gain: Lower HAR medians ($920,000 in Nottingham Forest, $1,098,995 in Wilchester West), Terry Hershey Park and neighborhood pools.
You give up: Mostly 1960s houses, three school districts across the area, and the same position downstream of the reservoirs.
