The short answer

Selling a home in Mills Branch

Selling a home in Mills Branch starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $305,923 for Mills Branch Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about deed restrictions and local rules, road projects and routes and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Mills Branch buyers will ask, and what to have ready

  1. Six sections, six sets of restrictions

Mills Branch Village's deed restrictions are recorded in six separate section documents, with architectural guidelines and a leasing rules document on top. The leasing rules bar short-term rentals in all six sections. Sterling Association Services manages the association and issues resale certificates.

    • 2021 certificate fees: $220 transfer, $125 resale certificate, $50 refinance, $50 for 24-hour rush.
    • Pool tags require assessments paid in full; after May 26 they cost $10 at the Sterling office.

What buyers will do: Find the home's section on the title commitment and read that section's restrictions and the leasing rules before you finalize your plans for the home.

What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

  2. Northpark Drive projects

Two City of Houston and Lake Houston Redevelopment Authority projects run along Northpark Drive, which bounds the village: the overpass widening from US 59 to Russell Palmer Road (April 2023 to Q4 2026, overpass not reported complete as of Feb. 2026) and the reconstruction from Russell Palmer Road to Woodland Hills Drive (October 2028 to 2030, with a pedestrian underpass near Glade Valley Drive).

    • Main routes out: Northpark Drive west to US 59, West Lake Houston Parkway, Mills Branch Drive.

What buyers will do: For a home near Northpark Drive, drive the route at commute hours and ask the city or LHRA about construction staging near that section.

What to have ready: Nothing to fix here, but know the current road projects and routes so you can answer questions accurately.

  3. Mills Branch the channel, not just the name

Houston Public Works' San Jacinto watershed analysis names Mills Branch, the channel that shares the village's name, and Taylor Gully as channels that experience flooding. HCFCD's 2020 Kingwood drainage study rated the Mills Branch stream at a 100-year level of service and proposed no improvement there. We found no published count of flooded homes in Mills Branch Village for Harvey (2017) or later storms.

    • Ask for the seller's flood disclosure, claims history and any elevation certificate.
    • Price flood insurance even outside the mapped high-risk zone.

What buyers will do: Look up the lot on FEMA's map and the Harris County Flood Education Mapping Tool, and note how close it sits to the channel and drainage easements.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
