The short answer
Selling a home in Kingwood Place
Selling a home in Kingwood Place starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $299,902 for Kingwood Place Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about association dues and fees, the age and upkeep of the homes and flood history and insurance, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation
What Kingwood Place buyers will ask, and what to have ready
Two associations, two resale packages
Kingwood Place Village Community Association is managed by Kingwood Association Management; its October 2024 certificate lists a $100 resale certificate and $75 update. The Kingwood Place Community Association is managed by Goodwin & Company; its March 2025 certificate lists a $340 transfer fee and a $375 resale certificate. Neither posts its annual assessment.
- Village assessments include the charge KSA bills each member association; homeowners do not pay KSA directly.
- Read the 2022 fence and roofing policy before planning exterior work.
What buyers will do: Ask the title company to order resale certificates from both associations and compare the assessments and any balances.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Which Kingwood Place, and how old
Three different things share the name: Kingwood Place Village (about 340 homes, median built 1997), a 62-home 'Kingwood Place' section on very small lots, and a separate Kingwood Place West association on the state database. Some homes that look like South Woodland Hills are legally in Kingwood Place Village.
- A late-1990s home: check roof age, HVAC, water heater and plumbing updates.
- Use comparable sales from the same legal subdivision.
What buyers will do: Read the legal description on the title commitment and match it to the association that bills the address before the option period ends.
What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

Flood research by address
We found no published flood count for Kingwood Place Village itself. Its neighbor matters: Patch reported that the May 2019 storm flooded hundreds of Kingwood homes, many in the Elm Grove and Woodland Hills areas that had never flooded before. Kingwood as a whole was hit hard in Harvey (2017), and HCFCD's Kingwood drainage study found capacity limits in several local channels.
- Ask for the seller's flood disclosure, any insurance claims and any elevation certificate.
- Price flood insurance even outside a mapped high-risk zone.
What buyers will do: Check the address on FEMA's map and the Harris County Flood Education Mapping Tool, and get an insurance quote before the option period ends.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.
