The short answer
Selling a home in Richmond
Selling a home in Richmond starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $105,625 for Richmond, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, property taxes and school assignments, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What buyers like about Richmond
These are the sourced facts we lead with in your listing and marketing.
- A historic county seat
Richmond is the Fort Bend County seat, with a 1909 courthouse that is a Recorded Texas Historic Landmark, the Fort Bend Museum, and George Ranch Historical Park south of town.

- New homes in nearby master plans
Harvest Green, about 1,700 acres, lists six builders including David Weekley Homes, Perry Homes and Tri Pointe Homes, and Veranda is a 710-acre community with a pool, recreation center, lakes and trails.

- Wider highways
TxDOT's widening of US 59/I-69 from SH 99 to the Wharton County line was substantially complete by December 2023, and Grand Parkway Segment D runs from US 59 north to I-10.

- City parks linked by trail
George Park has ball fields, a walking trail and a playground, and the Wessendorff Park trail system, opened with Freeman Town Community Park in 2017, links north Richmond to the historic district.

What buyers weigh
- Brazos River flood history
The Brazos at the Richmond gauge crested at 55.19 feet on Sept. 1, 2017 and 54.74 feet on June 2, 2016; the National Weather Service says homes in Richmond flood once the river reaches 50 feet.
- MUD rates vary widely
Adopted 2025 MUD rates around Richmond range from $0.625 per $100 (Pecan Grove MUD) to $1.005 (Fort Bend MUD 121, River Park West), on top of county and school taxes.

- A Richmond address is not the city
The city covers only 4.91 square miles of land, and many Richmond-address communities sit in the city's ETJ with their own utility districts and water providers.

- Road work and planned widenings
FM 723 is being widened from two to four lanes between FM 1093 and the Brazos River (listed completion June 2028), and an FM 359 widening is still in planning.

Seller preparation
What Richmond buyers will ask, and what to have ready
Brazos River stages and levees
Richmond sits on the Brazos River, and the river gauge there sets the flood picture: NWS flood stage is 45 feet, homes in Richmond begin to flood at 50 feet, and at 53 feet FM 359 becomes impassable between US 90A and the Pecan Grove levee. Recent crests include 55.19 feet in Harvey (Sept. 1, 2017), 54.74 feet (June 2, 2016) and 45.92 feet (May 12, 2024). Some neighborhoods sit behind levee improvement districts, others do not, and risk differs by street and elevation.
- Compare the address with the county's Brazos River inundation maps (43 to 55 feet at the Richmond gauge).
- Inside city limits, floodplain work needs a city permit with 1.0 foot of freeboard.
- Ask for the elevation certificate and flood claims history, and price flood insurance either way.
What buyers will do: Before you offer, check FEMA's map, the county inundation maps and the levee district map for the exact address.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

City or MUD, and which school district
Inside city limits, the City of Richmond adopted $0.62 per $100 for 2026. Outside them, a MUD usually takes its place, with adopted 2025 rates such as Pecan Grove MUD $0.625, Fort Bend MUD 215 (Veranda) $0.73, MUD 134E (a Harvest Green district) $0.85 and MUD 121 (River Park West) $1.005. Everyone pays Fort Bend County ($0.407, 2026) and the drainage district ($0.01), plus Lamar CISD ($1.139, 2026) or Fort Bend ISD ($0.9969, 2026); levee districts add their own tax where they apply. School districts exempt $140,000 of a homestead's value. The seller's bill is not yours, since a sale can change the assessed value and the seller's exemptions end.
- Many MUDs bill separately through their own collector (Pecan Grove MUD uses Tax Tech, Inc.).
- File the homestead exemption with FBCAD online; the district lists April 30 as the deadline.
What buyers will do: Pull the FBCAD record to list every unit (city or MUD, school district, any LID), then check each adopted rate.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

A fast-growing school district
Most Richmond addresses are in Lamar CISD, which told Community Impact in April 2026 that enrollment is still growing by 1,600 to 1,900 students a year. The district caps full campuses and sends new students to a neighboring school, rezones when new schools open, and uses parent attendance boundary committees. Some Richmond-address neighborhoods, such as Aliana, are in Fort Bend ISD instead.
- Lamar CISD's School Finder shows the zoned campuses for an address.
- Enrollment needs proof of residency such as a closing disclosure or utility bill.
What buyers will do: Run the address through the right district's lookup for the school year you will enroll, and confirm with the district.
What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008). Seller questions
Selling in Richmond: common questions
How much is my Richmond home worth?
HAR's 2025 facts list a median market value of $105,625 for Richmond; that is an appraisal-district value, not a sale price. What a specific home sells for depends on its size, lot, age, condition and the competing listings, so a pricing review compares yours with recent MLS sales of similar homes nearby.

How long does it take to sell a house in Richmond?
HAR's public neighborhood pages do not publish an average days on market for Richmond. Across Greater Houston, single-family homes averaged 58 days on the market in September 2026, according to HAR.
