The short answer

Selling a home in Tavola

Selling a home in Tavola starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about property taxes, association dues and fees and ongoing construction and builder warranties, so the preparation below is built around those questions, each with the source we used.

Market data

Tavola home values and market activity

HAR does not publish a single neighborhood fact sheet that matches Tavola, so we price from MLS sales of homes like yours instead.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Tavola buyers will ask, and what to have ready

  1. MUD 6 or MUD 7, plus the county units

Tavola is unincorporated Montgomery County with a New Caney 77357 address. Adopted 2025 rates per $100 (Montgomery County Tax Office): New Caney ISD 1.2552, Montgomery County 0.3770, ESD 7 0.10, and East Montgomery County MUD 6 (1.17) or MUD 7 (1.30). Lone Star College (0.1058) and the hospital district (0.0458) appear on the 2026 rate sheet. Tavola West is in a different district, so check it separately.

    • Which sections are in MUD 6 or MUD 7 is not published; the parcel record shows it.
    • File the homestead exemption ($140,000 off the school value) after closing; the seller's bill is not your bill.

What buyers will do: Look up the parcel on the county tax transparency site and price the bill with its exact MUD before you write an offer.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Find the right association first

Recorded management certificates show three associations. Tavola Community Association and Tavola West (both Inframark) list a $275 transfer fee, a $375 resale certificate, a capitalization fee of 50% of the annual assessment and a foundation fee of 0.15% of the sale price. Tavola SFR (Section 35, FirstService Residential) lists a $295 transfer fee. None of the three publishes its annual assessment on a public page.

What buyers will do: Confirm the association from the title commitment and order its resale certificate before the option period ends.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. New versus resale

Lennar was still selling in Tavola in October 2026, with plans as small as 1,013 sq ft. New Caney ISD cited fast growth in Tavola West when it redrew attendance zones for 2026-27. For a resale, the newest homes may still carry part of the builder's warranty.

    • Compare the resale price with Lennar's current quick move-in prices and incentives on similar plans.
    • Ask the seller for the builder warranty papers and any open warranty claims.

What buyers will do: Check Lennar's current inventory and confirm schools in New Caney ISD's 2026-27 street listing before you set a price.

What to have ready: Builder warranty papers and whether they transfer, your closing documents from the builder and the lot’s plat information.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
