Selling a home in Spring, TX: how to prepare for the market
Quick answer. To sell in Spring, price against your own neighborhood and school district, handle repairs before listing, and be ready to compete with new construction nearby. Have your MUD, HOA and flood information ready for buyers.

Who is my competition?
In much of Spring you compete with builders as well as resale homes. Builders offer incentives, so your home needs to show well and be priced for what it is.
How should I price it?
Spring is many separate neighborhoods across three school districts. Comparable sales should come from your neighborhood or ones buyers see as equivalent, in the same district.
What should I fix first?
Roof, air conditioning, foundation and plumbing concerns come first, because they affect financing and inspections. Then paint, flooring and landscaping.
What documents will buyers want?
The seller disclosure, the MUD notice, HOA information, a survey if you have one, and anything you know about flood history or insurance claims.
When should I call an agent?
Before you spend money on repairs. I will tell you which projects will pay you back and which will not.
