The short answer

Selling a home in Spring

Selling a home in Spring starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about flood history and insurance, property taxes and school assignments, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

Market data

Spring home values and market activity

HAR does not publish a single neighborhood fact sheet that matches Spring, so we price from MLS sales of homes like yours instead.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. To see what you would compete with now, open the live listings on our Spring guide.

Seller preparation

What Spring buyers will ask, and what to have ready

  1. Two creeks and a documented Harvey record

South Spring drains mostly to Cypress Creek, a 267-square-mile watershed; north Spring drains to Spring Creek, which forms Harris County's northern line. Community Impact reported that 8,750 homes in the Cypress Creek watershed flooded in Hurricane Harvey (2017), and HCFCD lists the 2016 spring floods, Hurricane Ike (2008) and Tropical Storm Allison (2001) among the watershed's flood events. HCFCD has bought out homes along the creek and builds detention in large buyout areas.

    • Draft MAAPnext maps may change floodplain lines; they are for awareness only until FEMA issues preliminary maps.
    • A home outside the mapped floodplain can still flood. Ask the seller for the flood disclosure, any elevation certificate and the property's NFIP claims history.

What buyers will do: Run the address on FEMA's map, HCFCD's mapping tool and MAAPnext, and get a flood insurance quote during your option period.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. Count every unit: county, school, ESD and MUD

A Spring home pays Harris County ($0.38096 per $100), Harris County Flood Control ($0.04966), the Hospital District ($0.18761), the Department of Education ($0.0048) and the Port ($0.0059), all 2025 adopted rates. On top come the school district (Klein ISD adopted $1.0119 for 2025; Spring ISD adopted $1.1369 for 2025 and has a Nov. 3, 2026 election on a 2-cent increase), an emergency services district (ESD 11 adopted $0.038078 for 2025) and usually a MUD or PUD.

    • Texas school homestead exemption: $140,000, plus $60,000 more at 65 or with a disability.
    • The seller's bill reflects the seller's exemptions and capped value; yours will start from the new appraisal.
    • Some Spring addresses are in Montgomery County (Rayford Road MUD in 77386 is billed through the Montgomery County tax office), so check which appraisal district holds the record.

What buyers will do: Pull the HCAD account for the address, look up each MUD or PUD in the Comptroller's district database, and add the rates before you make an offer.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  3. Two school districts, both changing

A Spring address can be in Spring ISD or Klein ISD, and the mailing address does not tell you which. Spring ISD's optimization plan entered Phase 2 in July 2025 and is reviewing campus consolidation and feeder patterns. Klein ISD redrew all elementary and intermediate zones for 2024-25.

What buyers will do: Enter the exact address in the district's school finder and confirm the assigned campuses with the district before you buy.

What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008). Seller questions

Selling in Spring: common questions

How much is my Spring home worth?

HAR does not publish a median market value for Spring as a single neighborhood. What a specific home sells for depends on its size, lot, age, condition and the competing listings, so a pricing review compares yours with recent MLS sales of similar homes nearby.

Sources: HAR.com Checked Oct. 22, 2026

How long does it take to sell a house in Spring?

HAR's public neighborhood pages do not publish an average days on market for Spring. Across Greater Houston, single-family homes averaged 58 days on the market in September 2026, according to HAR. Your home's timeline depends on its price position, condition and the competing listings; a pricing review pulls the MLS days on market for comparable sales nearby.
