Michael’s Take
Afton Oaks is a neighborhood where the civic club does a lot of the work, and the dues pay for it.
The civic club contracts a Harris County Constable Precinct 1 patrol with 24/7 response and GFL garage-door garbage pickup twice a week, both paid from annual dues.
The club places Afton Oaks between the Galleria and Highland Village, with River Oaks District at 4444 Westheimer and The Galleria at 5085 Westheimer nearby.
The club calls one single-family home per lot and no commercial activity its key restrictions, and its Architectural Review Committee checks exterior work and new homes.
The club maintains Kettering Triangle Park and the Newcastle and Richmond esplanades and says it has planted more than fifty hardwood trees in common areas and yards.
HAR's 2025 Facts show a median home of 3,283 sq ft on an 8,760 sq ft lot, and HAR tracks a separate Afton Oaks T/H Condo neighborhood with a median market value of $387,907.
Five Things You Should Know Before Moving to Afton Oaks
1
Dues plus sale fees
2026 dues are $1,090 a year, due January 1. A sale adds the club's $375 processing fee and a separate KRJ transfer fee, listed as $300 on one club page and $350 on another.
The club's history says Section Seven let its restrictions lapse and multiple dwellings followed. The 2006 amended restrictions cover Sections 1 to 6, Kettering Oaks and Greenwood, and they differ by section.
The club's history describes pressure from Loop 610, the Southwest Freeway and Galleria growth: TxDOT built a sound wall where Newcastle meets the freeway, and the club has used street closures, speed bumps and an agreement with River Oaks District's developer to limit cut-through traffic.
HAR shows a median year built of 1958, so original houses may need roof, foundation, plumbing and wiring work. The club says storm sewers failed in the 1980s until a $17 million street and sewer rebuild from 2000 to 2004; we found no official record of a later flood event, and risk differs by address.
Buyers who want a 1950s ranch house or a rebuilt home on a lot near HAR's 8,760 sq ft median
Buyers who want the Galleria and River Oaks District close to home
Buyers who like association services, such as patrol and back-door garbage, bundled into dues
Buyers who value maintained esplanades and protected trees
Who Might Prefer Somewhere Else?
If you want larger lots and newer houses under one association, look at Tanglewood.
If you want older architecture on bigger lots, compare River Oaks.
If you want a separate city with its own zoning and police, consider West University Place.

Michael’s Take Broker opinion, based on the sourced facts above
My take: Afton Oaks is a neighborhood where the civic club does a lot of the work, and the dues pay for it. Before you offer on a 1950s house you plan to expand, get that section's 2006 restrictions and ask the Architectural Review Committee what it will look at, including any tree in the way. If the lot is in Section Seven, read it on its own terms; its restrictions lapsed.
Choose West University Place and you gain: Its own police, fire, water, trash service and zoning code.
You give up: A HAR median market value of $2,108,596 and city permits to remove larger trees.
Questions buyers ask about Afton Oaks
Is Afton Oaks a good place to live?
It suits buyers who want a 1950s ranch house or a rebuilt home near the Galleria and River Oaks District, with a constable patrol and back-door garbage paid through club dues. Check your section's restrictions, the Architectural Review Committee's process and the house's age and drainage records before you buy.
Dues are $1,090 a year (2026), and a sale adds a processing fee and a transfer fee. Exterior work and tree removal need approval, Section Seven's restrictions lapsed, and the neighborhood borders Loop 610, the Southwest Freeway and Galleria-area commercial growth.

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Afton Oaks.
01
Section-by-section deed restrictions and the ARC
Afton Oaks is nine platted subdivisions: Sections One through Seven, Kettering Oaks and the Greenwood Addition. Amended restrictions for Sections 1-6 and Kettering Oaks were recorded January 6, 2006, and Greenwood's on March 20, 2006, while Section Seven's restrictions lapsed. The club's Architectural Review Committee reviews additions, renovations and new homes, and all trees are protected.
2026 dues: $1,090 a year, due January 1; increases over 5% need member approval.
Sale fees: $375 club processing fee plus a KRJ transfer fee ($300 or $350, depending on the club page).
City permits require certifying deed-restriction compliance, so the ARC comes first.
Before you make an offer: Confirm the lot's section, read its recorded restrictions, and request the resale certificate from [email protected] before the option period ends.
HCFCD's watershed layer places Afton Oaks in the Buffalo Bayou watershed. The civic club's history says the original storm sewers failed in the 1980s, with street flooding even in mild storms, until a $17 million street and sewer reconstruction ran from September 2000 to June 2004. We found no official record of a specific later flood event for Afton Oaks, and risk differs by address.
The HCFCD mapping tool shows floodplains and street ponding by address.
MAAPnext draft maps are not yet for insurance decisions.
On rebuilt lots, ask for the newer home's elevation certificate.
Before you make an offer: Check the address on FEMA and HCFCD maps, ask the seller for flood claim history and the elevation certificate, and get a flood insurance quote.
Afton Oaks is taxed by the City of Houston ($0.519190 per $100, 2025), Houston ISD ($0.8421, adopted 2026), Harris County ($0.41750, 2026), Flood Control ($0.05266, 2026), the Hospital District ($0.19528, 2026), the Port ($0.00603, 2026) and the Department of Education ($0.0048, 2025). HAR's tax table for the neighborhood also lists Houston Community College ($0.098802, 2025 and 2026); confirm it on the HCAD account. HISD's homestead exemption is $140,000 plus 20% of appraised value, and the city's is 20%. The seller's bill reflects the seller's value and exemptions, not yours.
File your own homestead exemption with HCAD after closing.
Add the $1,090 civic club dues (2026) to yearly carrying costs.
Before you make an offer: Pull the HCAD account, list its taxing units and estimate taxes at your purchase price before setting a budget.

What are the pros and cons of living in Afton Oaks?
Buyers point to constable patrol and back-door garbage included in the dues, single-family deed restrictions, maintained esplanades and tree planting, and a location between the Galleria and Highland Village. The trade-offs are $1,090 in 2026 dues plus sale fees, ARC approval for exterior work and trees, restrictions that differ by section, freeway and commercial edges, and a 1950s housing stock.
What should buyers know before buying a home in Afton Oaks?
Confirm which section the lot is in and read its recorded restrictions, order the resale certificate from the civic club, check the address on FEMA and HCFCD flood maps, estimate taxes from the HCAD account at your own price, and confirm zoned schools with Houston ISD.
The club lists 2026 dues of $1,090 per year, billed in advance and due January 1, covering patrol, back-door garbage, recycling, esplanade upkeep and deed-restriction enforcement. A sale or refinance adds a $375 club processing fee, and KRJ Management charges a separate transfer fee.
