The short answer

Selling a home in Braeswood Place

Selling a home in Braeswood Place starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $1,287,816 for Median Market Value, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, deed restrictions and local rules and property taxes, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What buyers like about Braeswood Place

These are the sourced facts we lead with in your listing and marketing.

What buyers weigh

  • Brays Bayou flood history

HCFCD estimates about 30,000 properties along Brays Bayou were damaged in Hurricane Harvey (2017), and says severe flooding has hit the watershed on average at least once a decade.

  • Story limits and plan review

Restrictions cap homes at 1 1/2, 2 or 2 1/2 stories by subdivision, and the association charges $750 to review new-home plans and $250 for qualifying renovations.

  • Patchwork of rules and dues

The association covers seven subdivisions with separate restriction documents, says it cannot guarantee posted copies are current, and lists mandatory dues only for Southern Oaks 1 and University Square.

  • Limits on garage apartments and home businesses

Single-family restrictions bar leasing garage apartments and running a business from a home, including on-site employees, client traffic or business deliveries.

  • Higher flood building standard

The association's construction page says that since Sept. 1, 2018 new homes and additions over one-third of existing square footage must place the lowest occupied floor above the 500-year floodplain, which affects rebuild design and cost.

Seller preparation

What Braeswood Place buyers will ask, and what to have ready

  1. Brays Bayou: storm record and Project Brays

Braeswood Place sits on both banks of Brays Bayou, a 127-square-mile watershed that HCFCD says was mostly urbanized before floodplain rules. HCFCD counts 73,000 damaged residences countywide in Tropical Storm Allison (2001), credits Project Brays with sparing about 2,300 homes and businesses in the Tax Day flood (2016), and estimates about 30,000 Brays properties were damaged in Harvey (2017). The $480 million Project Brays was designed to widen 21 miles of bayou and modify 32 bridges, including extending the Stella Link crossing; HCFCD says flood risk remains.

    • Neighborhood-level counts for these storms were not found on an official source; check the specific house.
    • Poor Farm Ditch, an HCFCD channel, carries stormwater through the area to Brays Bayou.
    • Newer rebuilds should have an elevation certificate from construction.

What buyers will do: Check the address on FEMA and HCFCD maps, get the seller's disclosure, elevation certificate and flood claim history, and price flood insurance before the option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. Deed restrictions by subdivision and plan review

The Braeswood Place Homeowners Association (chartered 1951) covers 2,200 residences in Ayrshire, Braes Heights, Braes Manor, Braes Oaks, Braes Terrace, Emerald Forest and Southern Oaks, each with its own restriction documents. Homes are limited to 1 1/2, 2 or 2 1/2 stories depending on the subdivision, use is single-family only, and the association reviews building plans ($750 for a new home, $250 for qualifying renovations). Braes Heights residents have been renewing their restrictions for another 10 years.

    • The association makes no guarantee that posted documents are accurate; amendments are filed with Harris County.
    • The City of Houston Legal Department can also enforce deed restrictions (832-393-6333).

What buyers will do: Identify the lot's subdivision and section, read its restrictions and amendments, and confirm the story limit before planning a rebuild or addition.

What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

  3. City of Houston taxes, dues and patrol fees

Braeswood Place is taxed by the City of Houston ($0.519190 per $100, 2025 rate per the city's notice and HCAD), Houston ISD ($0.8421, adopted 2026), Harris County ($0.41750, 2026), Flood Control ($0.05266, 2026), the Hospital District ($0.19528, 2026), the Port ($0.00603, 2026) and the Department of Education ($0.0048, 2025); confirm on HCAD whether Houston Community College ($0.098802) applies. HISD's homestead exemption is $140,000 plus 20% of appraised value. The seller's bill reflects the seller's value and exemptions, not yours.

    • The association's patrol page lists HOA fees of $135 and a separate $325 Constable Patrol-only fee (no year stated); its membership page says Southern Oaks 1 and University Square have mandatory dues.
    • File your own homestead exemption with HCAD after closing.

What buyers will do: Pull the HCAD account to confirm the taxing units, estimate taxes at your price, and ask the association office (713-666-7248) what dues apply to the address.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
