Michael’s Take Broker opinion, based on the sourced facts above

My take: Champion Forest pairs 3,000 square foot homes with a $250 association assessment and a PUD rate of $0.247 for 2025. The tradeoff is Cypress Creek. Get the seller's flood disclosure, any insurance claims and an elevation certificate before you spend money on an inspection, and then budget honestly for updating a 1980s house.

Champion Forest vs. Nearby Neighborhoods

Champion Forest vs. Memorial Northwest

Choose Memorial Northwest and you gain: Memorial Northwest has its own community center with a pool, tennis courts and a fitness center, and a WCID rate of $0.21382 for 2025.

You give up: Its dues are about three times higher (the association's site showed $760 for 2023), and sections served by MUD 24 pay a different district rate.

Champion Forest vs. Gleannloch Farms

Choose Gleannloch Farms and you gain: Gleannloch has newer homes (HAR median 2003), three recreation centers, lakes, an equestrian center and a public golf course.

You give up: You pay a MUD rate of $0.36 to $0.525 per $100 (2025) and dues the association doesn't publish.

Champion Forest vs. Klein

Choose Klein and you gain: Other Klein subdivisions such as Kleinwood have HAR 2025 median values under $300,000.

You give up: Those homes are smaller and older on average (Kleinwood median 2,192 square feet, built 1977).
