Michael’s Take Broker opinion, based on the sourced facts above

My take: Firethorne has its amenities built and a MUD rate under a dollar. What I would nail down first is the school district for the exact street and the HOA dues, since neither is the same across the whole community. Then look hard at age items on homes built around 2010.

Firethorne vs. Nearby Neighborhoods

Firethorne vs. Cinco Ranch

Choose Cinco Ranch and you gain: 2025 MUD rates from $0.195 to $0.605 per $100, Katy ISD and LaCenterra nearby.

You give up: Older homes, many built in the late 1990s and 2000s.

Firethorne vs. Cross Creek Ranch

Choose Cross Creek Ranch and you gain: A larger amenity network with a waterpark, more than 60 miles of trails and city water from Fulshear.

You give up: A city tax plus MUD rates up to $1.12 per $100 and a 0.25% foundation fee at resale.

Firethorne vs. Jordan Ranch

Choose Jordan Ranch and you gain: Newer homes (HAR 2025 median year built 2022) and an H-E-B inside the community.

You give up: A higher MUD rate (Fulshear MUD 3A, $1.12 per $100 for 2025) and a 0.25% foundation fee at every sale.

Questions buyers ask about Firethorne
