Michael’s Take Broker opinion, based on the sourced facts above
My take: Graystone Hills is a practical Conroe choice. You get a 2010s house, city services and the lake within reach. Add the city and MUD rates to your payment before you compare it with an unincorporated subdivision, and get the HOA resale certificate early since nothing about the association is published.
Graystone Hills vs. Nearby Neighborhoods
Graystone Hills vs. Grand Central Park
Choose Grand Central Park and you gain: Grand Central Park gives you newer homes (2021 median build year on HAR) on I-45 with several builders still active.
You give up: It sits in a municipal management district instead of MUD 107, so compare that tax line too.
Graystone Hills vs. Artavia
Choose Artavia and you gain: Artavia offers new construction from builders such as Beazer, Chesmar and David Weekley in a 2,842 acre plan on SH 242.
You give up: You give up the west side location near SH 105 and Lake Conroe.
Graystone Hills vs. Montgomery
Choose Montgomery and you gain: Montgomery puts you on Lake Conroe, with waterfront and golf communities.
You give up: Lakefront ownership brings SJRA dock licensing and septic rules near the lake.
Questions buyers ask about Graystone Hills

What are the downsides of living in Graystone Hills?
