The short answer
Selling a home in Jordan Ranch
Selling a home in Jordan Ranch starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $464,277 for Jordan Ranch, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, association dues and fees and ongoing construction and builder warranties, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation
What Jordan Ranch buyers will ask, and what to have ready
Five taxing units and no city line
The developer's tax list names Lamar CISD, Fort Bend County, the Fort Bend Drainage District, Fulshear MUD 3A and Fort Bend ESD 4, with no City of Fulshear levy. Fort Bend County's table shows 2025 adopted rates of $1.1469 (Lamar CISD), $0.412 (county), $0.01 (drainage), $1.12 (MUD 3A) and $0.096628 (ESD 4) per $100; 2026 rates posted so far are $1.139, $0.407, $0.01 and $0.097567, with MUD 3A's 2026 rate not yet posted.
- School homestead exemption: $140,000; county homestead exemption: 20% or $5,000.
- The seller's bill reflects their value and exemptions, not yours.
What buyers will do: Pull the FBCAD record for the lot, confirm there is no city line, and estimate the bill on your purchase price before you sign.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

HOA dues plus the 0.25% foundation fee
The developer's FAQ describes a Your Community Foundation Committee fee of 0.25% of the sales price, collected at closing on each sale. SBB Management (281-574-2999) manages the association and orders resale certificates through Community Archives; transfer and capital contribution charges are not published.
What buyers will do: Ask for the resale certificate or the builder's HOA disclosure and confirm the current dues, foundation fee and any capital contribution on your closing estimate.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

New sections, builders and warranties
Johnson Development bought the land in 2015 and is still finishing sections, Star Fields Park and The Bend (retail, dining and office). Builders listed include Beazer, Chesmar, David Weekley, Highland, J. Patrick, Perry and Westin, each with its own contract, warranty and time-limited incentives (for example Perry's offer requires closing by Dec. 31, 2026).
What buyers will do: Read the builder's warranty and incentive terms in the contract, check the incentive deadline against your closing date, and ask which nearby tracts are planned for commercial use.
What to have ready: Builder warranty papers and whether they transfer, your closing documents from the builder and the lot’s plat information.
