Michael’s Take Broker opinion, based on the sourced facts above

My take: Tamarron puts a new Fort Bend home and a big amenity list at an entry price, and that is the reason to look. With one builder, I'd read the D.R. Horton contract and warranty line by line, because that is the deal for most of the community. Then confirm the MUD, the school district and whether the section is inside Fulshear city limits on the FBCAD record.

Tamarron vs. Nearby Neighborhoods

Tamarron vs. Jordan Ranch

Choose Jordan Ranch and you gain: Several builders on 40 to 70 foot lots, an on-site H-E-B and an elementary campus inside the community.

You give up: Higher starting prices (from the low $300s) and a 0.25% foundation fee collected at closing on every sale.

Tamarron vs. Anniston

Choose Anniston and you gain: One county (Harris) and Katy ISD on HAR's table, with Lennar homes from $219,990 on Oct. 20, 2026.

You give up: A $1.50 MUD rate, new district bonds and amenities still described as planned.

Tamarron vs. Fulshear

Choose Fulshear and you gain: Older large-lot neighborhoods such as original Fulbrook alongside new master plans.

You give up: Much higher values in those older sections (Fulbrook's HAR median market value is $1,457,944) and a city tax in some areas.

Due diligence

What Buyers Should Know Before Moving Here

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Tamarron.

01

MUD 182, 188 or 222, and a possible city line

Tamarron is in Fort Bend County: county $0.407 (2026), drainage district $0.01, Fort Bend ESD 4 $0.097567 (2026), and Lamar CISD $1.139 (2026) or Katy ISD $1.1171. The MUD depends on the section: Fort Bend MUD 182 $1.07, MUD 188 $1.17 and MUD 222 (Tamarron West) $1.17 per $100, all adopted for 2026. If a section is inside the City of Fulshear, the city's $0.190549 (2026) would apply too.

  • School homestead exemption: $140,000; county homestead exemption: 20% or $5,000.
  • Ask what value a new home's current tax bill is based on before using it to budget.

Before you make an offer: Check the FBCAD record for the exact lot to confirm the MUD, school district and any city line, then estimate taxes on the finished price.

02

Buying from one builder: contract, warranty, incentives

D.R. Horton sells Tamarron, Villarosa at Tamarron and The Ridge at Tamarron (future). Its offers in October 2026 included price reductions ending Nov. 1, occupation-based credits for contracts through Dec. 31, 2026, and a 5.50% rate on select homes, each with its own lender and closing conditions. With one builder, the contract and warranty terms are the same across most of the community, so read them closely.

Before you make an offer: Get D.R. Horton's purchase contract, warranty booklet and incentive terms in writing, note any required lender, and ask which sections and amenities are still to be built.

03

Lamar CISD or Katy ISD

D.R. Horton lists Lamar CISD schools for its selling section, but HAR's Tamarron tax table also includes Katy ISD, so some lots appear to be in Katy ISD. Lamar CISD has capped enrollment at some fast-growing campuses and asks residents to call if a new street is missing from its School Finder.

Before you make an offer: Run the address in Lamar CISD's School Finder and Katy ISD's SARA tool and confirm the assigned campus with the district before you sign.

Advantages and tradeoffs

Advantages

  • Large amenity package: two clubhouses, two fitness centers, a resort pool plus a competition lap pool, splash pad, pickleball, tennis, dog park, lakes and about 8 miles of trails (builder's list). Source
  • Entry pricing among new homes: D.R. Horton lists homes from $274,990 with one-story plans from 1,535 sq ft (Oct 20, 2026). Source
  • Two elementary schools are listed by the builder as inside the community (Tamarron and Slawinski Elementary, Lamar CISD). Source

Tradeoffs to weigh

  • MUD taxes add to the total rate: FB MUD 182 is 1.07 and MUDs 188 and 222 are 1.17 per $100 on FBCAD's table, on top of county, ESD, drainage and school taxes. Source
  • Single builder: the developer and the only builder found on official pages is D.R. Horton, so plan styles and price points are narrower than in multi-builder communities. Source
  • Ongoing construction: Tamarron West is still being built out (about 2,400 of about 3,800 lots delivered per the engineer), so construction activity continues nearby. Source
  • Different sections fall in different MUDs and, per HAR's tax table, possibly different school districts (Lamar CISD and Katy ISD), so taxes and schools must be checked address by address. Source

Lamar CISD for D.R. Horton's currently selling section; HAR's Tamarron tax table also lists Katy ISD, so some sections appear to be in Katy ISD. Confirm by address. Source

Flood, drainage and property research

A mapped flood zone does not tell you a home’s full flood risk, and a neighbor’s history doesn’t tell you this home’s. Check the specific address, ask the seller for the Texas flood disclosure and any claims history, and get an insurance quote early.

Buying here

What to review before an offer in Tamarron

  • Read the declaration and any supplemental declaration for the home’s section, plus the architectural guidelines, before your option period ends.
  • Order the resale certificate early and confirm every association that bills the home, with current dues and transfer fees.
  • Look up the parcel’s MUD or other district tax rates; they can be a large share of the total bill and vary by section.
  • Check the address on FEMA and county flood tools, request the seller’s flood disclosure, and price flood insurance before you commit.
  • Confirm school assignment for the exact address with the district.

Where is Tamarron in Katy / Fulshear, TX?

Tamarron is a D.R. Horton master-planned community in Fort Bend County between Katy and Fulshear. D.R. Horton places it off Jordan Road and Tamarron Parkway with access to the Katy Freeway (I-10). Older sections carry Katy 77494 addresses, while the newer Tamarron West sections use Fulshear 77441; HAR also lists 77423 for some properties. Because of that split, you will see the community described as both 'Tamarron Katy' and 'Tamarron Fulshear.' Use the property's own address and county records when comparing taxes and schools.

What should sellers in Tamarron know before listing?

Pricing in Tamarron should come from recent sales in the same section, adjusted for lot, size and updates. Expect the buyer to ask for a resale certificate from Tamarron Homeowners Association, Inc. (name as listed by third-party HOA directories; not confirmed on an association site); ordering it early avoids delays. Because the home is in a utility or special district, Texas law requires a written district notice to the buyer, and a buyer comparing payments will look at the total tax rate. Have the seller’s disclosure, any repair receipts and, if you have one, an elevation certificate ready before you list.
