Michael’s Take
In Memorial West the subdivision matters more than the area name.

Nottingham Forest's resident club membership is included in its assessment, the Wilchester Club runs three pools, and Westchester has its own pool and two tennis courts.
Town & Country Village, 12850 Memorial Drive, lists more than 80 retailers, including a Randalls, Barnes & Noble and Walgreens, and the city names CITYCENTRE, Town & Country and Memorial City as retail districts in the super neighborhood.
HAR's 2025 facts show median market values from $531,025 in Nottingham West to $1,098,995 in Wilchester West, on median lots from 7,697 to 10,322 sq ft.

Five Things You Should Know Before Moving to Memorial West
1
Downstream of Addicks and Barker
The area drains to Buffalo Bayou below the two Corps reservoirs. During Harvey the releases began Aug. 28, 2017 at 8,000 cubic feet per second and rose to 13,000 by Aug. 30, and in April 2026 a federal claims judge ruled those releases damaged downstream homes. Some lots near the bayou carry larger Flood Control easements.
Spring Branch, Houston and Katy ISD all serve parts of the area. Fleetwood is in Katy ISD, and in Memorial Thicket alone 30 homes are in Katy ISD and the rest in Houston ISD.
HAR's 2025 facts show median years built of 1963 in Memorial Bend, 1965 in Wilchester and Nottingham West, 1967 in Nottingham Forest and 1968 in Westchester, so original plumbing, wiring and foundations need checking.
Each subdivision has its own deed restrictions and association. Memorial Bend's, for example, ban leases under 180 days and cap home height at 33 feet.
TxDOT proposes rebuilding 6.3 miles of I-10 from Voss Road to I-45 and extending the Katy managed lanes; the project is in planning and environmental review.
Some clubs are optional Membership in the Nottingham Forest Club is included in that association's assessment, while the Memorial Bend Club is a separate, optional membership. Nottingham Forest: assessment and club
Short-term rentals need a city registration Since Jan. 1, 2026, Houston requires an annual $275 registration for homes rented for fewer than 30 consecutive days, and some deed restrictions, such as Memorial Bend's, ban short leases outright. City of Houston: short-term rental ordinanceMemorial Bend: deed restrictions
Deed restrictions, not zoning These are Houston neighborhoods that rely on recorded deed restrictions enforced by their associations, and the City Legal Department can sue over certain violations at no cost to the person filing the complaint. City of Houston Legal: deed restriction FAQ
Main routes: I-10 (Katy Freeway) on the north, Memorial Drive through the middle and State Highway 6 near the western edge. City of Houston: Super Neighborhood 16

Median closed sale price, recent closed sales, price per square foot, days on market and inventory for Memorial West come from the MLS, and HAR’s public pages do not publish them by neighborhood, so we do not show them here. Ask for a current MLS report for the streets you are considering. Full sources are on the Memorial West Fact Sheet.
Michael’s Take Broker opinion, based on the sourced facts above
My take: In Memorial West the subdivision matters more than the area name. Read that subdivision's deed restrictions, confirm the school district on the appraisal record, check the survey for flood control easements and the lot on HCFCD's map, and budget a full inspection for a 1960s house. Then compare the club setup, because in some subdivisions it is in the assessment and in others it is optional.
Choose Katy and you gain: Katy ISD and many master plans, from Cinco Ranch to newer Elyson and Sunterra.
You give up: MUD taxes outside city limits, and a location upstream of Addicks and Barker, where Katy-area homes took water in Harvey (2017).
Questions buyers ask about Memorial West
Is Memorial West a good place to live?
It suits buyers who want an established 1960s subdivision inside Houston with a neighborhood pool or club, Terry Hershey Park on the bayou and shopping at Town & Country Village and CITYCENTRE. Check the subdivision's deed restrictions, the school district on the appraisal record, and the lot's position relative to Buffalo Bayou and any flood control easement.
What are the downsides of living in Memorial West?
The area is downstream of the Addicks and Barker reservoirs, and an April 2026 federal ruling found the Harvey (2017) releases damaged downstream homes. Most houses date to the 1960s, three school districts serve the area, every subdivision has its own rules, and TxDOT plans an I-10 rebuild east of Voss Road.

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Memorial West.
01
Buffalo Bayou below the reservoirs
Memorial West sits between I-10 and Buffalo Bayou, downstream of the Addicks and Barker reservoirs that the Corps built in the 1940s. During Hurricane Harvey (2017) the Corps released water into the bayou starting Aug. 28 at 8,000 cubic feet per second, rising to 13,000 by Aug. 30, and an April 2026 federal ruling found those releases damaged downstream homes. HCFCD's F-58 project adds linear detention along about 6.4 miles of the bayou between Highway 6 and the Sam Houston Tollway. Exposure depends on the lot, its elevation and its distance from the bayou and channels.
Some lots carry Harris County Flood Control easements; check the survey and plat.
Building in a mapped floodplain inside Houston needs a city floodplain development permit.
MAAPnext draft maps are for awareness only and cannot be used for insurance yet.
Before you make an offer: Look up the address on FEMA and HCFCD maps, ask for the elevation certificate and flood claim history, and get a flood insurance quote during the option period.
The district changes inside this one area. Nottingham Forest, Wilchester, Westchester and Memorial Bend are in Spring Branch ISD, Fleetwood is in Katy ISD, and Memorial Thicket is split between Katy ISD (30 homes) and Houston ISD (the rest) along the old Buffalo Bayou streambed. Even within SBISD, associations list different feeders: Westchester names Stratford High, Memorial Bend names Memorial High.
The district also sets the school tax rate: SBISD $1.0231 (2025), HISD $0.8421 (2026), Katy ISD $1.1171 (2025 and 2026) per $100.
Zones can change; listings and association pages are not the final word.
Before you make an offer: Check the exact address in the district's own school finder before writing an offer, and confirm the district on the HCAD account.
Memorial West is inside the City of Houston, unlike the Memorial Villages to the east. A typical bill combines the City of Houston (2025: $0.519190 per $100), Harris County, Flood Control, Hospital District and Port (2026: $0.4175, $0.05266, $0.19528 and $0.00603), Houston Community College where listed ($0.098802, 2025 and 2026) and one school district. Homestead exemptions start only after the buyer files with HCAD, and the new owner's value and exemptions set the bill, not the seller's.
SBISD lists a 20% local homestead exemption on top of the $140,000 state exemption.
The Memorial Management District is funded by commercial property owners.
Before you make an offer: Open the HCAD account to list every taxing unit, then estimate taxes on your purchase price without the seller's exemptions.

What are the pros and cons of living in Memorial West?
Buyers point to Terry Hershey Park's 11 miles of bayou trail, neighborhood pools and clubs, shopping along I-10 and Memorial Drive, and a range of subdivisions from about $531,000 to $1.1 million in HAR 2025 median market value. The trade-offs are its position downstream of the Addicks and Barker reservoirs, a split among three school districts, mostly 1960s homes and different deed restrictions in each subdivision.
What should buyers know before buying a home in Memorial West?
Check flood exposure for the exact lot (FEMA and HCFCD maps, elevation certificate, claim history), confirm the school district with the district's own finder, and read the HCAD account for every taxing unit. Then read the subdivision's deed restrictions and order the association's resale certificate.
