Five Reasons People Love Living in Memorial Bend

  1. 1
Written rules on what gets built

Membership in the civic association is mandatory, and the posted 2025 declaration caps the main house at 33 feet and total coverage at 70% of the buildable area. New homes need at least 2,000 square feet of living space and a garage or carport.

    Memorial Bend declaration (2025, posted)

  2. 2
    No short-term rentals

The declaration requires written leases of at least 180 consecutive days for the whole lot, with fines of $500 per day for lease violations. A 90 day seller leaseback in a real sale is allowed.

  3. 3
A neighborhood club you choose to join

Memorial Bend Club at 12805 Boheme Drive, founded in 1958, has a competition sized pool, a tennis court, two pickleball courts and a playground. For the 2026 to 2027 season it lists Regular membership at a $400 initiation fee plus $375 a year, or Limited at $475 a year.

  4. 4
    Bayou trails next door

The association points residents to Terry Hershey Park and Bendwood Park. Terry Hershey covers 496 acres with 11.05 miles of trail along Buffalo Bayou.

  5. 5
Established homes on full size lots

HAR's 2025 Facts show 353 homes with a median of 2,992 square feet on a median 9,375 square foot lot, median year built 1963. The association's history says the neighborhood was marketed in 1958 and describes traditional and modern homes among mature trees near the bayou.

Five Things You Should Know Before Moving to Memorial Bend

  1. 1
Buffalo Bayou is the southern edge

The association places the neighborhood between Memorial Drive and Buffalo Bayou. In 2017 the Army Corps released Addicks and Barker water into the bayou starting Aug. 28 at 8,000 cubic feet per second, rising to a combined 13,000 by Aug. 30, per Community Impact. Run each address on FEMA's map and HCFCD's tool and ask for the elevation certificate and claims history.

  2. 2
The assessment amount is not settled

The posted 2025 declaration states the annual assessment two different ways, so we do not publish a figure. The board can raise it up to 5% a year without a vote and can set an administrative fee on each sale or refinance; get the resale certificate from Leyendecker Management.

Memorial Bend declaration (2025, posted) Memorial Bend contact (Leyendecker Management)

  3. 3
Rebuilds carry fees and a deposit

The new construction checklist lists an $800 application fee (the approval page says $750) and a $4,000 deposit, plus a tree survey, a drainage plan with catch basins piped to the street, more than 51% masonry and a 10 foot minimum rear setback. City of Houston permits come on top of that.

  4. 4
Read the survey before you plan

The association notes that some lots carry larger Harris County Flood Control easements and that some plats set deeper setbacks. Building in a mapped floodplain inside Houston also needs a city floodplain development permit.

  5. 5
    Beltway 8 runs through it

The association says Memorial Bend spans both sides of Beltway 8 (Sam Houston Tollway). Check how close a specific lot sits to the tollway before you fall for the house.

Who Might Love Memorial Bend?

  • Buyers who want an established 1960s neighborhood where height and coverage are capped in writing
  • Buyers who want an optional pool, tennis and pickleball club inside the neighborhood
  • Buyers who want bayou trail access at Terry Hershey Park
  • Buyers who prefer a street where short-term rentals are not allowed

Who Might Prefer Somewhere Else?

  • If you want club membership built into your assessment, look at Nottingham Forest.
  • If you want a newer floor plan, Memorial Bend's 1963 median year built may not fit; Memorial Thicket shows a 1982 median.
  • If you want a separate small city with its own police and permit office, compare Piney Point Village.

Michael’s Take Broker opinion, based on the sourced facts above

My take: Memorial Bend works for a buyer who wants an older Memorial home, written rules and a club they can opt into. Before writing an offer I would pull the survey for flood control easements, run the address on the county flood tool and get the resale certificate so the assessment is a real number, not a guess. If a teardown is the plan, add the association's deposit and fees to your city permit budget.

Memorial Bend vs. Nearby Neighborhoods

Memorial Bend vs. Nottingham Forest

Choose Nottingham Forest and you gain: Resident membership in a 10.5 acre club with pools, lighted courts and a 5 acre park is included in the Nottingham Forest assessment.

You give up: You give up Memorial Bend's written 180 day minimum lease; the Nottingham Forest restrictions on file do not address leasing.

Memorial Bend vs. Frostwood

Choose Frostwood and you gain: Frostwood's HAR 2025 median lot is 10,822 square feet against 9,375 in Memorial Bend.

You give up: HAR's 2025 median market value is higher in Frostwood ($1,454,242 against $1,005,160), and trash is a private contract each homeowner pays.

Memorial Bend vs. Memorial Forest

Choose Memorial Forest and you gain: Memorial Forest's assessment pays for a shared constable patrol, weekly mosquito spraying in season and private trash pickup.

You give up: Its 30 foot height cap and 60% coverage limit are tighter than Memorial Bend's 33 feet and 70%, and its swim club is separate with no membership guaranteed.

Questions buyers ask about Memorial Bend

Is Memorial Bend a good place to live?

It suits buyers who want an established 1960s neighborhood on Buffalo Bayou with deed restrictions, a ban on short-term rentals and an optional pool and tennis club. HAR's 2025 Facts show a median home near 3,000 square feet on a 9,375 square foot lot. The main things to check are flood records for the address, the current assessment and the rules for any rebuild.

Sources: Memorial Bend declaration (2025, posted) Memorial Bend Club Memorial Bend Civic Association: where it sits Checked Oct 28, 2026

What are the downsides of living in Memorial Bend?

The neighborhood borders Buffalo Bayou, which carried reservoir releases in 2017, so every address needs flood research. The posted declaration states the assessment inconsistently, rebuilds carry an application fee and a $4,000 deposit on top of city permits, and Beltway 8 runs through the neighborhood.
