Five Reasons People Love Living in Wilchester and Wilchester West
- 1One club for both sides
Homeowners in both subdivisions belong to the Wilchester Club, which owns three pools at 880 Yorkchester (a competition pool with a 1 meter diving well, a recreation pool and a baby pool), open late May to early September.
- 2Tennis and Wilchester Park
Three tennis courts and Wilchester Park sit at the southeast corner of Memorial and Wilcrest, with a playground, clubhouse, basketball, sand volleyball and restrooms. Residents in good standing can rent the pavilion for $50, the clubhouse for $250 or both for $300.
- 3Back of home trash pickup
Texas Pride Disposal collects Wilchester trash Wednesdays and Saturdays and recycling Wednesdays, and the WOC says pickup is from the back of each home.
- 4Published ACC fees
The WOC charges $1,500 to review a new home and $500 for a structural change, with no fee for other projects, and its 30 day review starts once an application is complete.
- 5Homes around 3,000 square feet
HAR's 2025 Facts show 605 homes in Wilchester and 519 in Wilchester West, with medians of about 3,011 and 3,044 square feet on lots of 9,605 and 9,200 square feet.

Five Things You Should Know Before Moving to Wilchester and Wilchester West
- 1Two HOAs, two sets of rules
Wilchester is governed by the Wilchester Owners Committee and Wilchester West by the Wilchester West Fund. Wilchester West lies west of Glenchester and east of Patchester, so confirm which association covers the address and get its fees and rules.
- 2Drainage is on the owner
The WOC says it does not review a project's drainage effects; the owner must make sure the work does not create a drainage problem for neighbors.
- 3Water line work planned for 2027
Wilchester West says the City of Houston approved replacing the neighborhood's water lines and that the work is planned for 2027, without an exact timeline.
- 4Assessments are not published
Neither association posts its assessment amount, and the WOC starts ACC review only when the owner's assessments are current. The WOC also posts a 2024 fining policy and a payment plan policy.
- 5North of Buffalo Bayou, downstream of the reservoirs
Both subdivisions sit north of Buffalo Bayou, which carried Addicks and Barker releases of up to a combined 13,000 cubic feet per second in 2017. Check FEMA's map and HCFCD's tool, and plan any rebuild around Houston's 2018 floodplain rules.

Michael’s Take Broker opinion, based on the sourced facts above
My take: Wilchester is a good fit on paper if a shared pool and tennis club matters more to you than a newer floor plan. The first question on any address is which HOA it belongs to, then what that HOA charges, because neither posts its assessment. If you are buying in Wilchester West, ask about the 2027 water line work, and on either side get your own drainage advice before a big project, because the association will not review it.
Wilchester and Wilchester West vs. Nearby Neighborhoods
Wilchester and Wilchester West vs. Nottingham Forest
Choose Nottingham Forest and you gain: Nottingham Forest has one civic association, and resident club membership with a 10.5 acre club site is included in its assessment.
You give up: HAR's 2025 Facts show a smaller median home (2,898 square feet) on a smaller median lot (9,085) there.
Wilchester and Wilchester West vs. Memorial Bend
Choose Memorial Bend and you gain: Memorial Bend's declaration bans short-term rentals and requires 180 day leases, and its optional club publishes 2026 dues.
You give up: That club costs extra, Memorial Bend borders Buffalo Bayou, and its posted declaration states the assessment inconsistently.
Wilchester and Wilchester West vs. Frostwood
Choose Frostwood and you gain: Frostwood's HAR 2025 median lot is 10,822 square feet, and its leases must run at least six months.
You give up: HAR's 2025 median market value is higher in Frostwood ($1,454,242), and trash there is a private contract each homeowner pays.
Questions buyers ask about Wilchester and Wilchester West
Is Wilchester a good place to live?
It suits buyers who want a 1960s neighborhood with homes around 3,000 square feet and a shared club with three pools, three tennis courts and a park. Trash is picked up from the back of the home in Wilchester. Check which of the two HOAs covers the address, its assessment and the flood maps.

What are the downsides of living in Wilchester?
Wilchester and Wilchester West have separate HOAs, and neither publishes its assessment. The WOC does not review drainage on projects, Wilchester West expects city water line replacement in 2027 without a set schedule, and Buffalo Bayou to the south carried reservoir releases in 2017.

Check FEMA's map and HCFCD's tool, ask for an elevation certificate and claims history, and remember City rules require new homes in the floodplain to be 2 feet above it.
- Plan rebuilds around ACC and trees
Before buying to rebuild, read the recorded restrictions and ACC guidelines; the ACC wants a tree survey and impervious cover diagram and charges $1,500 for new homes.
