Five Things You Should Know Before Moving to Meridiana

  1. 1
    The MUD rate is high

Brazoria County MUDs 55, 56 and 57 each levied $0.90 per $100 in 2025, on top of Alvin ISD ($1.15), Brazoria County ($0.262548 plus a $0.04221 road and bridge fund), Alvin Community College ($0.156543) and, depending on the lot, Iowa Colony ($0.519209) or Manvel ($0.56). Iowa Colony said in 2024 that MUD 55 raised its rate by 9 cents and another increase could follow.

Brazoria CAD: 2025 tax rates City of Iowa Colony: MUD 55 townhall response

  2. 2
    Water billing is changing hands

Iowa Colony is taking over the MUD water and sewer systems into one city system with a single rate structure, a 5% utility franchise fee and garbage billed on the water bill.

City of Iowa Colony: MUD 55 utility system transition

  3. 3
    Coastal county windstorm rules

Brazoria County is a first-tier coastal county in TWIA's catastrophe area, so a home needs a windstorm certificate of compliance (WPI-8) to qualify for TWIA wind and hail coverage. The developer says every home is above the 500-year floodplain; that is the developer's statement, not an official finding, so check the lot's FEMA zone and elevation certificate.

TDI: TWIA overview TDI: Do you need a windstorm inspection? Meridiana: Smart planning and floodplain (developer)

  4. 4
    HOA details are not published

The developer's site mentions an extra fee for gated sections without stating it and does not name the association or its manager, so dues and fees have to come from the resale certificate or the builder's HOA disclosure.

    Meridiana: Community

  5. 5
    An active build-out

The Oct. 14, 2026 list showed 269 available homes across 21 sections, so construction continues around finished streets. The developer says builders may charge a developer marketing fee, and Alvin ISD already redrew lines here once, moving 369 Meridiana Elementary students to a new school in 2023.

Who Might Love Meridiana?

  • Buyers who want a brand-new home and want to compare many builders in one place
  • Buyers who want a wave pool, lazy river, lakes and trails inside the community
  • Buyers who drive SH 288 north toward the Medical Center or south toward the Freeport-area plants
  • Buyers who want to choose between a townhome, a standard lot and a larger gated homesite

Who Might Prefer Somewhere Else?

  • If you want an established resale with smaller district rates, look at Quail Valley in Missouri City.
  • If you want new construction in Fort Bend ISD rather than Alvin ISD, compare Sienna.
  • If you want a swimmable lagoon instead of a wave pool, see Lago Mar on I-45.

Everyday Convenience in Meridiana

  • Coffee inside, bigger shopping up 288 The developer points to Cafe Sol at Oasis Village and a food truck park at Adventure Cove for everyday stops, and to Pearland Town Center north on SH 288 for larger shopping. Meridiana: FAQ

  • Resident-only water park The developer calls Adventure Cove a resident-only water park, where the HOA now runs its office, while the neighboring Iowa Colony City Park is public. Meridiana: FAQ Meridiana: Amenities

Michael’s Take Broker opinion, based on the sourced facts above

My take: Meridiana makes it easy to fall for a model home. Before you pick a floor plan, get the builder's tax disclosure for that exact lot, confirm which MUD and which city it is in, and get the HOA and any gated fee in writing, since the developer does not publish them. Then get windstorm and flood insurance quotes before you lock a rate.

Meridiana vs. Nearby Neighborhoods

Meridiana vs. Sienna

Choose Sienna and you gain: Fort Bend ISD across the community, by the developer's account, with 13 builders still selling.

You give up: A levee district tax plus section MUDs up to $1.05 on FBCAD's 2024 table, and gated assessments up to $8,202 a year on the 2022 schedule.

Meridiana vs. Lago Mar

Choose Lago Mar and you gain: A 12-acre swimmable lagoon with white-sand beaches and new homes from around $300,000 on I-45.

You give up: Dickinson ISD instead of Alvin ISD, the same first-tier coastal windstorm rules, and association dues nobody official publishes.

Meridiana vs. Missouri City

Choose Missouri City and you gain: Resale neighborhoods from the 1970s to the 1990s with smaller district rates such as Quail Valley MUD at $0.1365 (2025).

You give up: Older homes that need closer inspection, a city rate of $0.570825 (2025) and drainage split among several owners.

Questions buyers ask about Meridiana

Is Meridiana a good place to live?

It suits buyers who want new construction from many builders, a resident water park and trails, Alvin ISD schools inside the community and direct SH 288 access. Check the lot's MUD and city, the HOA and gated fees in writing, the windstorm certificate and flood zone, and what is planned on the next section over.

What are the downsides of living in Meridiana?

The MUD rate is $0.90 per $100 (2025) on top of county, college, Alvin ISD and city taxes. Brazoria County's windstorm rules apply, the association does not publish its dues or gated fees, water billing is moving to the city, and construction will continue around finished sections.

What Buyers Should Know Before Moving Here

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Meridiana.

01

MUD, city and Alvin ISD rates

Brazoria CAD's 2025 sheet lists Alvin ISD at $1.15 per $100, Brazoria County at $0.262548 plus a $0.04221 road and bridge fund, Alvin Community College at $0.156543, and Brazoria County MUDs 55, 56 and 57 at $0.90 each. Depending on the lot, the City of Iowa Colony ($0.519209) or the City of Manvel ($0.56) and a drainage district may also apply. Iowa Colony said in 2024 that MUD 55 raised its rate by 9 cents and another increase could follow. School districts exempt $140,000 of a homestead's value. A resale seller's bill is not your bill, since a sale can change the assessed value and the seller's exemptions end.

  • Builder tax totals are estimates; the CAD record lists the real units.
  • File the homestead exemption with Brazoria CAD after you move in.

Before you make an offer: Look up the lot on Brazoria CAD and total every listed unit's 2025 adopted rate before you sign a builder contract.

02

Buying new in an active build-out

On Oct. 14, 2026 the developer listed 269 available homes from 10 builders, and new builders keep joining (Imagination Homes and Beazer Homes in 2026; Drees opened a 90-foot model in May 2026). Expect construction to continue around finished sections. Builder contracts differ: builders may disclose HOA capitalization fees, the developer says builders may charge a developer marketing fee, and Alvin ISD has already redrawn lines here once, moving 369 Meridiana Elementary students to a new school in 2023.

  • Compare each builder's warranty terms, closing-cost contributions and fees in writing.
  • Order your own inspections during construction and before closing.

Before you make an offer: Ask each builder for its fee list, warranty document and the lot's MUD and city before you choose a section.

03

Flood maps and windstorm certificates

Brazoria County is also in TWIA's coastal catastrophe area, so a windstorm certificate of compliance (WPI-8) matters for wind and hail coverage. Flood risk differs by lot, so the lot's FEMA zone, its elevation certificate and a flood insurance quote matter more than the community name.

  • Ask the builder for the lot's elevation certificate and the home's WPI-8.
  • Price flood insurance and wind coverage before you lock a rate.

Before you make an offer: Check the lot on FEMA's map and get flood and windstorm insurance quotes during the option or contract review period.

Buyer questions

Buying in Meridiana: common questions

What are the pros and cons of living in Meridiana?

Meridiana has three Alvin ISD campuses inside the community and a high school next door, 10 builders from townhomes to 90-foot gated homesites plus a 55+ section, a resident water park, and SH 288 access. The tradeoffs are MUD rates of $0.90 per $100 on top of county, college and school taxes, a utility system moving to City of Iowa Colony billing, coastal windstorm rules, and gated-section fees that are not published.

Flood zones and property flood research

  • Developer claim: every home is built above the 500-year floodplain (0.2% annual chance) and the drainage system is a network of interconnected lakes and ponds that sends stormwater to nearby streams. Not an official determination; check each lot with FEMA maps and an elevation certificate. Source
  • Developer claim: no Meridiana homes reported water damage during Hurricane Harvey. Source
  • Brazoria County is a first-tier coastal county in the TWIA catastrophe area, so TWIA wind/hail coverage requires a windstorm certificate of compliance (WPI-8) for structures built since 1988. Source
  • Brazoria County Drainage District No. 5 (Iowa Colony) levies 0.108452 per $100 (2025); whether it covers Meridiana lots was not confirmed. Source

A neighborhood name does not tell you a home’s flood risk. For any specific address, check the FEMA flood map and the county’s tools, read the seller’s disclosure for prior flooding and claims, ask for any elevation certificate, and get a flood insurance quote during your option period.

Flood, drainage and property research

A mapped flood zone does not tell you a home’s full flood risk, and a neighbor’s history doesn’t tell you this home’s. Check the specific address, ask the seller for the Texas flood disclosure and any claims history, and get an insurance quote early.

Buying here

What to review before an offer in Meridiana

  • Read the declaration and any supplemental declaration for the home’s section, plus the architectural guidelines, before your option period ends.
  • Order the resale certificate early and confirm every association that bills the home, with current dues and transfer fees.
  • Look up the parcel’s MUD or other district tax rates; they can be a large share of the total bill and vary by section.
  • Check the address on FEMA and county flood tools, request the seller’s flood disclosure, and price flood insurance before you commit.
  • Confirm school assignment for the exact address with the district.

Meridiana: questions buyers and sellers ask

23 direct answers about Meridiana, researched by Michael O’Neal’s team from official and public sources. Each answer lists its sources and the date we checked them; facts that change (fees, tax rates, school zones) should be confirmed for the specific address.

What are the HOA dues in Meridiana?

The developer's Community page lists 2026 Meridiana HOA dues of $1,330 a year, with an additional fee for gated sections that it does not quantify. Shea Homes discloses $111 a month ($1,330 a year) plus a one-time $1,330 capitalization fee at purchase, and David Weekley shows $1,300 to $1,330 depending on the section. The association's own budget and governing documents are not published on the developer site, so ask for a resale certificate or builder disclosure to confirm the dues, any gated-section fee and transfer costs for a specific home.

What is the property tax rate in Meridiana?

There is no single rate. Brazoria CAD's 2025 sheet shows Alvin ISD at 1.15, Brazoria County 0.262548 plus 0.04221 road and bridge, Alvin Community College 0.156543, and Brazoria County MUD 55, 56 and 57 at 0.90 each per $100. Lots in Iowa Colony add the city's 0.519209 and lots in Manvel add 0.56. Builders disclose totals of about 3.26 to 3.27 percent (David Weekley 3.271072; Shea 3.258982). Confirm the exact jurisdictions on the property's Brazoria CAD record before estimating a tax bill.

Which MUD is Meridiana in?

Meridiana is split among several Brazoria County municipal utility districts. City of Iowa Colony documents tie MUD 55 to Oasis Village, Cafe Sol and Adventure Cove and say the high school and middle school sit in MUD 57. David Weekley lists MUD 56 for its 45-foot and 55-foot sections, and a 2024 bid notice by BCMUD 55 served Section 55-B. All three levied 0.90 per $100 in 2025. A street-by-street map of which section is in which district was not available, so check the property's tax record.

Is Meridiana in Iowa Colony or Manvel?

Both names are used. The welcome center at 4003 Meridiana Parkway and the City of Iowa Colony's offices at 3144 Meridiana Parkway carry Iowa Colony addresses, while builder pages and listings use both Iowa Colony and Manvel, with ZIP codes 77583 and 77578. The city matters for the tax rate (Iowa Colony 0.519209 vs. Manvel 0.56 per $100 in 2025), so check the appraisal record for the exact lot.

What school district serves Meridiana?

Alvin ISD. The developer lists Meridiana Elementary, Barbara Bennett Elementary and Jackie Doucet Caffey Junior High inside the community and Iowa Colony High School next to it. Alvin ISD sets attendance zones and has redrawn them as the area grows; in December 2022 it moved 369 Meridiana Elementary students to the new Nichols-Mock Elementary. School assignments and attendance boundaries can change, so confirm the assigned schools for a specific address directly with Alvin ISD before making a housing decision.

Does Meridiana flood?

We do not say whether any area floods. The developer claims every Meridiana home is above the 500-year floodplain, that its lakes and ponds double as the drainage system, and that no homes reported water damage during Hurricane Harvey. Those are the developer's statements, not an official finding. For a specific home, check the FEMA flood map, ask for an elevation certificate and the seller's disclosure, and price flood insurance. Brazoria County is also a TWIA first-tier coastal county, so wind coverage requires windstorm compliance.

Is Adventure Cove open to the public?

The developer's FAQ calls Adventure Cove a resident-only water park. It includes a wave pool, tidal river, island pool, pavilion, event lawn, a second fitness center and a food truck park, and the HOA now operates from the Adventure Cove welcome center. The developer does not publish guest policies or whether any amenity carries a fee beyond the HOA dues. The neighboring 100-acre Iowa Colony City Park, with sports fields and bike paths, is a public city park.

How far is Meridiana from the Texas Medical Center and downtown Houston?

Meridiana sits just off State Highway 288 at Meridiana Parkway. The developer's directions say to take 288 north to reach the Texas Medical Center and downtown Houston, or to reverse that route coming home, and to head south for the Dow and BASF campuses. Sam Houston Tollway and Pearland Town Center are reached on 288 north. Drive times vary with traffic and time of day, so test the route at the hours you would commute.

Are there gated sections in Meridiana?

Yes. The developer's Oct 14, 2026 available-homes list labels gated product from Highland and Westin (50-foot), Drees (70, 80 and 90-foot), and Perry's 60-foot gated section, plus the gated 55+ Serenity section. The developer's Community page says gated sections pay an additional HOA fee but does not state the amount. Ask the builder or the HOA for the gated-section fee before you compare total monthly costs.

Is Meridiana a top-selling community?

Yes, by published rankings. RCLCO ranked Meridiana No. 24 nationally for 2025 with 527 new-home sales (555 in 2024), and No. 24 again for January to June 2026 with 276 sales, as reported by Realty News Report. The developer also cited a Zonda projection of No. 23 with 530 sales for 2025. Sales rankings measure new-home contracts, not resale performance or value.

How many acres is Meridiana and how many homes are planned?

The developer describes Meridiana as about 3,000 acres. The developer does not publish a current build-out count. HAR's 2025 Facts counted 3,017 single-family properties on the appraisal roll, and Serenity at Meridiana alone plans 114 homes. The developer's available-homes list of Oct 14, 2026 still showed 269 homes across 21 sections and 10 builders, so building is ongoing; ask which sections remain to be developed near a lot you are considering.

The developer says restaurants, gas stations and coffee shops sit on the community's edges and inside it, with Cafe Sol at Oasis Village and a food truck park at Adventure Cove. For larger shopping it points to Pearland Town Center to the north on SH 288. Memorial Hermann Pearland Hospital is the nearby hospital the developer names. Meridiana vs. other SH 288 communities: what should I compare?

Compare the total tax rate on the specific lot (MUD, city and drainage district differ by section), the HOA dues plus any gated-section fee, the school assignments from Alvin ISD, the floodplain status from FEMA maps rather than marketing claims, and windstorm (WPI-8) documentation. In Meridiana, MUD 55, 56 and 57 each levied 0.90 per $100 in 2025 and master dues were $1,330 for 2026. Line these up for each community you are considering before you compare prices.

Jurisdiction: Brazoria County; Iowa Colony addresses for the welcome center and the City of Iowa Colony's offices; builder pages and listings use both Iowa Colony and Manvel addresses. ZIP codes: 77583, 77578. Developer: just off SH 288 at Meridiana Parkway; commuters from downtown Houston or the Texas Medical Center go south on 288 to the Meridiana Parkway exit. A mailing address alone does not settle the city or county, so check the parcel on the appraisal district site.

What should sellers in Meridiana know before listing?

Pricing in Meridiana should come from recent sales in the same section, adjusted for lot, size and updates. Expect the buyer to ask for a resale certificate from each association that bills the home; ordering it early avoids delays. Because the home is in a utility or special district, Texas law requires a written district notice to the buyer, and a buyer comparing payments will look at the total tax rate. Golf, water and greenbelt frontage are the features buyers ask about first here; show them in photos and in the listing. Have the seller’s disclosure, any repair receipts and, if you have one, an elevation certificate ready before you list.
