The short answer

Selling a home in Meridiana

Selling a home in Meridiana starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about property taxes, ongoing construction and builder warranties and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers like about Meridiana

These are the sourced facts we lead with in your listing and marketing.

  • Schools inside the community

The developer lists Meridiana Elementary, Barbara Bennett Elementary and Jackie Doucet Caffey Junior High inside Meridiana and Iowa Colony High School next door, all in Alvin ISD. Attendance zones are set by the district.

  • Many builders and lot sizes

The developer's Oct. 14, 2026 available-homes list shows 10 builders with product from 28-foot townhomes to 90-foot gated homesites, plus Serenity, a gated 55+ section by Perry Homes.

  • A resident water park and two amenity centers

Adventure Cove has a wave pool, lazy river and second fitness center, and Oasis Village has family and lap pools, a fitness center, splash pad and Cafe Sol.

What buyers weigh

  • MUD taxes push the total rate up

Brazoria County MUDs 55, 56 and 57 each levied $0.90 per $100 in 2025, on top of county, college and Alvin ISD taxes and, on some lots, a city rate.

  • Utility billing is changing

Iowa Colony is taking over MUD water and sewer systems into one city system with a single rate structure, a 5% utility franchise fee and garbage billed on the water bill.

  • Coastal-county windstorm rules

Brazoria County is a first-tier coastal county in TWIA's catastrophe area, so homes need a windstorm certificate of compliance (WPI-8) to qualify for TWIA wind and hail coverage.

  • HOA details are not published

The developer's site mentions an extra fee for gated sections without stating it and does not name the association or its management company, so dues have to come from the resale certificate or the builder's HOA disclosure.

Seller preparation

What Meridiana buyers will ask, and what to have ready

  1. MUD, city and Alvin ISD rates

Brazoria CAD's 2025 sheet lists Alvin ISD at $1.15 per $100, Brazoria County at $0.262548 plus a $0.04221 road and bridge fund, Alvin Community College at $0.156543, and Brazoria County MUDs 55, 56 and 57 at $0.90 each. Depending on the lot, the City of Iowa Colony ($0.519209) or the City of Manvel ($0.56) and a drainage district may also apply. Iowa Colony said in 2024 that MUD 55 raised its rate by 9 cents and another increase could follow. School districts exempt $140,000 of a homestead's value. A resale seller's bill is not your bill, since a sale can change the assessed value and the seller's exemptions end.

    • Builder tax totals are estimates; the CAD record lists the real units.
    • File the homestead exemption with Brazoria CAD after you move in.

What buyers will do: Look up the lot on Brazoria CAD and total every listed unit's 2025 adopted rate before you sign a builder contract.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Buying new in an active build-out

On Oct. 14, 2026 the developer listed 269 available homes from 10 builders, and new builders keep joining (Imagination Homes and Beazer Homes in 2026; Drees opened a 90-foot model in May 2026). Expect construction to continue around finished sections. Builder contracts differ: builders may disclose HOA capitalization fees, the developer says builders may charge a developer marketing fee, and Alvin ISD has already redrawn lines here once, moving 369 Meridiana Elementary students to a new school in 2023.

    • Compare each builder's warranty terms, closing-cost contributions and fees in writing.
    • Order your own inspections during construction and before closing.

What buyers will do: Ask each builder for its fee list, warranty document and the lot's MUD and city before you choose a section.

What to have ready: Builder warranty papers and whether they transfer, your closing documents from the builder and the lot’s plat information.

  3. Flood maps and windstorm certificates

Brazoria County is also in TWIA's coastal catastrophe area, so a windstorm certificate of compliance (WPI-8) matters for wind and hail coverage. Flood risk differs by lot, so the lot's FEMA zone, its elevation certificate and a flood insurance quote matter more than the community name.

    • Ask the builder for the lot's elevation certificate and the home's WPI-8.
    • Price flood insurance and wind coverage before you lock a rate.

What buyers will do: Check the lot on FEMA's map and get flood and windstorm insurance quotes during the option or contract review period.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
