HOA and deed restrictions

No assessment amount is published by an official source, so we do not show one. The resale certificate for the address shows what it owes.

There is no single Northpointe association. The registry shows separate associations for Canyon Gate at Northpointe, Lakes of Northpointe, Lakes at Northpointe, Villages of NorthPointe, Northpointe Forest and Northpointe East, plus a Northpointe Landscape Maintenance Association. Confirm which ones bill the house, and whether more than one does, on the resale certificate. Texas Real Estate Commission HOA registry: Northpointe search (Harris County)

Rates are per $100 of taxable value; a tax bill also depends on the appraised value, exemptions and which units cover the address. Look an address up: Harris Central Appraisal District property search, Harris County Tax Office, True Cost of Homeownership calculator.

Schools Serving Northpointe

Flood and Drainage Research for Northpointe

We did not find an official flood record specific to Northpointe, which is not evidence either way. HCFCD says the 54-square-mile Willow Creek watershed drains about half of the City of Tomball; confirm which watershed the lot drains to and its flood zone on HCFCD's flood education tool, FEMA's map and the MAAPnext draft maps, and ask for the seller's disclosure. HCFCD: Willow Creek watershed HCFCD: Harris County Flood Education Mapping Tool FEMA Flood Map Service Center

Flood zones are mapped parcel by parcel, and no guide can tell you whether a particular house has flooded or will flood. Ask the seller for the flood disclosure and any elevation certificate, and price flood insurance before your option period ends.

Michael’s Take Broker opinion, based on the sourced facts above

My take: Treat Northpointe as a set of separate neighborhoods that share a boulevard and a school district. Pick the subdivision first, then get its HOA certificate, its MUD or WCID rate from HCAD and the Tomball ISD zone for that address. If the tollway is your daily route, note that its tolled section begins right at Northpointe Boulevard.

Northpointe vs. Nearby Neighborhoods

Northpointe vs. Amira

Choose Amira and you gain: Amira is one new master plan with a 7,000-square-foot clubhouse, lakes and new Beazer and Perry homes, also in Tomball ISD.

You give up: Its final phase was still being built in 2024, it sits farther west on Mueschke Road, and we could not find its MUD rates.

Northpointe vs. Tomball

Choose Tomball and you gain: Inside the city you get city water, sewer, gas and trash and downtown restaurants, often without a MUD.

You give up: You pay Tomball's city tax of $0.340940 per $100 (2025) and many original-town homes are older and smaller.

Northpointe vs. Klein

Choose Klein and you gain: Klein has established subdivisions on mature lots and Gleannloch's semi-private golf club, which is open to the public.

You give up: Many homes date from the 1970s and 1980s, and a single bill can carry ten taxing units.

Questions buyers ask about Northpointe

Is Northpointe a good place to live?
