Five Reasons People Love Living in Southampton

  1. 1
Live oak boulevards and Fleming Park

A city landmark report notes live oak tunnels along Sunset and Rice boulevards, the civic club says it has planted more than 1,300 street trees, and 2.5-acre Fleming Park on Sunset is supported by a Friends group founded in 1985.

  2. 2
    Revival-style houses and city landmarks

City reports describe Georgian and Tudor Revival homes, brick cottages and bungalows. The civic club lists five City of Houston landmarks, and in June and July 2026 the city's historical commission took up four more Protected Landmark applications on Tangley and Dunstan.

  4. 4
Frequent buses and the Red Line

METRO Route 65 runs on Bissonnet about every 10 minutes on weekdays, Route 27 stops on Shepherd, Sunset and Rice Blvd. on the way to the Texas Medical Center, and the Red Line's Hermann Park/Rice U station serves Main at Sunset.

  5. 5
Deed restrictions with free plan review

Southampton's restrictions date to 1923, were extended in 1973 and 2011 and amended in 2025. The civic club reviews plans at no charge and issues a compliance letter that helps with the city permit.

Five Things You Should Know Before Moving to Southampton

  1. 1
    Price of entry

HAR's 2025 Facts list a median market value of $1,638,378 in Southampton Place (median lot 7,200 sq ft) and $1,229,400 in Southampton Place Extn (6,875 sq ft).

HAR.com Southampton Place HAR.com Southampton Place Extn

  2. 2
    Two subdivisions, two rulebooks

Southampton Place (1923) originally barred apartments and multi-family housing, while the 1925 Extension allows two families per structure and a 2019 amendment there reduced some setbacks and allows full three-story homes. The Extension's POA charges $100 to review new construction or major remodels.

Southampton deed restrictions Southampton Extension POA Extension plan review

  3. 3
    Services you pay for separately

Southampton owners open their own account with a private company for alley trash and recycling, the Southampton/BOCA patrol asks voluntary contributions of $125 a quarter, and civic club dues are a separate voluntary $100 to $250 a year.

Southampton waste Southampton/BOCA Patrol Southampton Civic Club

  4. 4
    Older homes and teardowns

HAR's median year built is 1940 in Southampton Place and 1946 in the Extension, and city landmark reports say historic houses there are increasingly being demolished. Removing a tree on city property or a setback needs a city permit.

  5. 5
    Density at the edges

A 21-story tower at 1717 Bissonnet drew years of opposition; a 2012 settlement with the city capped its height after the mayor said the city had no legal basis to stop it, and a 2016 appeals ruling reversed part of a 2014 jury verdict for nearby households.

Michael’s Take Broker opinion, based on the sourced facts above

My take: In Southampton, know which side of the Extension line the house sits on, because the rules and the review fee change. I'd ask whether the house is a landmark or under review, put private trash and the patrol contribution into the monthly budget, and walk the alley behind the house after a heavy rain if you can.

Southampton vs. Nearby Neighborhoods

Southampton vs. Boulevard Oaks

Choose Boulevard Oaks and you gain: The same Southampton/BOCA patrol next door, under its own deed restrictions and association.

You give up: Southampton's free civic club plan review and its own restriction history back to 1923.

Southampton vs. West University Place

Choose West University Place and you gain: A city with zoning and its own police, fire and curbside trash twice a week, so no private trash account.

You give up: A higher HAR median market value ($2,108,596) and Southampton's location next to Rice University and the Red Line.

Southampton vs. Montrose

Choose Montrose and you gain: A lower HAR median market value ($615,610 for Montrose 77006 in 2025) and the Menil and Westheimer restaurants.

You give up: Lot size (3,925 sq ft median against 7,200) and Southampton's deed restrictions and live oak boulevards.

Questions buyers ask about Southampton

Is Southampton a good place to live?

Southampton suits buyers who want 1920s and 1930s houses on live oak boulevards, Fleming Park, and Rice University and the museums next door, under deed restrictions with civic club plan review. Check which subdivision the house is in, whether it is a landmark, and the extra costs for private trash and the voluntary patrol.

What are the downsides of living in Southampton?

Entry prices are high, and most exterior changes need plan review under one of two different sets of restrictions. Owners pay separately for alley trash, many houses date to around 1940, and density on the edges, like the 21-story tower on Bissonnet, has been fought for years.

Due diligence

What Buyers Should Know Before Moving Here

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Southampton.

01

Two subdivisions, two sets of deed restrictions

Southampton Place (1923) and Southampton Place Extension (1925) have separate restrictions and separate reviewers. Southampton's original rules barred apartments and multi-family housing and have been extended in 1973 and 2011 and amended in 2025; the Southampton Civic Club reviews plans free. The Extension's restrictions allow two families per structure, and a 2019 amendment reduced some setbacks, lifted the two-story limit on Sunset Boulevard and set a height limit allowing three full stories; its POA charges $100 to review new construction or major remodels.

  • Review is needed for footprint changes, new stories, roofline changes, porch or garage enclosures and cantilevers over a setback.
  • The Extension runs between Greenbriar and Morningside, but not every 2300-block address on Tangley, Dunstan or Bolsover is in it.
  • The City Legal Department can also enforce deed restrictions (832-393-6333).

Before you make an offer: Confirm from the title commitment which subdivision the lot is in, then read that subdivision's current restrictions before you write an offer that depends on adding on or rebuilding.

02

1920s and 1930s houses, landmarks and live oaks

HAR's median year built is 1940 in Southampton Place and 1946 in the Extension, and city reports describe Georgian and Tudor Revival homes, brick cottages and bungalows. Several houses are City of Houston landmarks, and in June and July 2026 the city's historical commission took up four more Protected Landmark applications (2107 and 2232 Tangley, 1914 and 2322 Dunstan). Street and setback trees on city property need a permit to remove.

  • Ask whether the house is designated or under review before planning changes.
  • Plan for the age of systems, foundations and alleys in an older house and order a full inspection.
  • Fleming Park and the Sunset Boulevard esplanades are cared for with Friends groups.

Before you make an offer: Get a full inspection with a foundation and sewer-line check, ask about landmark status, and map protected trees before budgeting a renovation or rebuild.

03

City of Houston taxes plus neighborhood services

Southampton is taxed by the City of Houston ($0.519190 per $100, 2025), Houston ISD ($0.8421, adopted 2026), Harris County ($0.41750, 2026), Flood Control ($0.05266, 2026), the Hospital District ($0.19528, 2026) and the Port ($0.00603, 2026); confirm on the HCAD account whether Houston Community College ($0.098802, 2026) applies. HISD's homestead exemption is $140,000 plus 20% of appraised value. The seller's bill reflects the seller's value and exemptions, not yours.

  • File your own homestead exemption with HCAD after closing.
  • Budget separately for private alley trash service in Southampton, voluntary patrol contributions ($125 a quarter) and voluntary civic club dues ($100-$250 a year).

Before you make an offer: Pull the HCAD account, list its taxing units and estimate taxes at your purchase price before you set your budget.

Buyer questions

Buying in Southampton: common questions

What are the pros and cons of living in Southampton?

Buyers point to Fleming Park and the live oak boulevards, Rice University and the Museum District next door, bus and rail service, deed restrictions with free plan review and a 24-hour patrol. The trade-offs are a high entry price, older homes and teardowns, plan review for most exterior work, and separately paid trash, patrol and civic club contributions.

What should buyers know before buying a home in Southampton?

Confirm whether the lot is in Southampton Place or the Extension and read that subdivision's restrictions, ask about landmark status and protected trees, order a full inspection, set up alley trash service, check FEMA and HCFCD flood maps for the address, estimate taxes from HCAD at your price, and confirm zoned schools with Houston ISD.

Are there HOA dues in Southampton?

The Southampton Civic Club's dues are voluntary, at $100, $175 or $250 a year, and the separate patrol asks voluntary contributions of $125 a quarter. The Extension POA does not publish dues on its site, so ask the POA or the title company for a resale certificate.
