The short answer
Selling a home in Tamarron
Selling a home in Tamarron starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $353,892 for Tamarron, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, ongoing construction and builder warranties and school assignments, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation
What Tamarron buyers will ask, and what to have ready
MUD 182, 188 or 222, and a possible city line
Tamarron is in Fort Bend County: county $0.407 (2026), drainage district $0.01, Fort Bend ESD 4 $0.097567 (2026), and Lamar CISD $1.139 (2026) or Katy ISD $1.1171. The MUD depends on the section: Fort Bend MUD 182 $1.07, MUD 188 $1.17 and MUD 222 (Tamarron West) $1.17 per $100, all adopted for 2026. If a section is inside the City of Fulshear, the city's $0.190549 (2026) would apply too.
- School homestead exemption: $140,000; county homestead exemption: 20% or $5,000.
- Ask what value a new home's current tax bill is based on before using it to budget.
What buyers will do: Check the FBCAD record for the exact lot to confirm the MUD, school district and any city line, then estimate taxes on the finished price.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Buying from one builder: contract, warranty, incentives
D.R. Horton sells Tamarron, Villarosa at Tamarron and The Ridge at Tamarron (future). Its offers in October 2026 included price reductions ending Nov. 1, occupation-based credits for contracts through Dec. 31, 2026, and a 5.50% rate on select homes, each with its own lender and closing conditions. With one builder, the contract and warranty terms are the same across most of the community, so read them closely.
What buyers will do: Get D.R. Horton's purchase contract, warranty booklet and incentive terms in writing, note any required lender, and ask which sections and amenities are still to be built.
What to have ready: Builder warranty papers and whether they transfer, your closing documents from the builder and the lot’s plat information.

Lamar CISD or Katy ISD
D.R. Horton lists Lamar CISD schools for its selling section, but HAR's Tamarron tax table also includes Katy ISD, so some lots appear to be in Katy ISD. Lamar CISD has capped enrollment at some fast-growing campuses and asks residents to call if a new street is missing from its School Finder.
What buyers will do: Run the address in Lamar CISD's School Finder and Katy ISD's SARA tool and confirm the assigned campus with the district before you sign.
What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
