Woodlands Water lists the 2026 MUD rates shown above; it does not state units on that page, and the developer's sheet expresses MUD rates per $100. Grogan's Mill Questions Buyers Ask

What are the pros and cons of Grogan's Mill?

Pros: it is the original 1974 village, about 2.4 miles straight-line from The Woodlands Mall, with a rebuilt village center that now holds the Kevin Brady Library and a resort with two golf courses inside the village. Cons: homes are among the oldest in The Woodlands, the village sits in several MUDs with very different rates, and the former Randalls grocery is gone, so groceries mean a trip to another village center.

Michael’s Take Broker opinion, based on the sourced facts above

My take: Grogan's Mill is for the buyer who values location and mature trees over a newer floor plan. I would get the MUD for the exact address first, because MUD 36 and MUD 46 are far apart, then have the inspector spend real time on the roof, plumbing and drainage of a house that may date to the 1970s. Ask the seller for every covenant approval before the option period ends.

Grogan's Mill vs. Nearby Neighborhoods

Grogan's Mill vs. Panther Creek

Choose Panther Creek and you gain: Panther Creek, opened in 1977, has Lake Woodlands shoreline parks and a village center where Sprouts, CVS and Starbucks are listed tenants.

You give up: You give up the resort golf and the new library in Grogan's Mill, and Panther Creek homes are of a similar age.

Grogan's Mill vs. Cochran's Crossing

Choose Cochran's Crossing and you gain: Cochran's Crossing opened in 1983, so homes are about a decade newer, and its center on Research Forest Drive is anchored by a Kroger.

You give up: You move farther from Town Center, and after the April 2016 flood Community Impact reported repeat flooding for some homes in part of Cochran's Crossing.

Grogan's Mill vs. The Woodlands (all villages)

Choose The Woodlands (all villages) and you gain: Looking across all eight villages opens up newer areas such as Sterling Ridge (1999) and Creekside Park (2007).

You give up: Newer villages sit farther from Town Center, and Creekside Park is in Harris County and its own MUD 386.

Questions buyers ask about Grogan's Mill

Is Grogan's Mill a good place to live?

It suits buyers who want an established, wooded street a couple of miles from Town Center, with village parks, a pool and the new Kevin Brady Library. The things to check are the age of the house, which of four MUDs it sits in, and whether past exterior work had covenant approval.

What are the downsides of living in Grogan's Mill?

The homes are the oldest in The Woodlands, so updates and maintenance can be significant. MUD rates vary a lot within the village, the village center no longer has a grocery store, and the golf courses inside the village are for resort guests or private club members.
