The short answer

Selling a home in Atascocita

Selling a home in Atascocita starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about property taxes, flood history and insurance and association dues and fees, so the preparation below is built around those questions, each with the source we used.

Market data

Atascocita home values and market activity

HAR does not publish a single neighborhood fact sheet that matches Atascocita, so we price from MLS sales of homes like yours instead.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers like about Atascocita

These are the sourced facts we lead with in your listing and marketing.

What buyers weigh

  • Tax rates change by subdivision

Atascocita is unincorporated, so each subdivision is served by its own MUD on top of county, school and ESD 46 taxes. Adopted 2025 MUD rates run from $0.06877 per $100 (HC MUD 132) to $1.05 (HC MUD 504).

  • No city government

Harris County handles roads and patrol, and water, sewer and often trash come from each MUD. Service questions go to different offices depending on the street.

  • Lake backwater in the drainage picture

HCFCD's Atascocita Area Drainage Analysis studies the small tributaries west of Lake Houston and south of the West Fork, where it says much of the area is affected by Lake Houston backwater.

  • Mostly resale homes

Most Atascocita neighborhoods are built out (HAR median build years of 1982 to 2007 in Pinehurst, Walden and Eagle Springs), and Chesmar's Balmoral page read 'Final opportunity' in October 2026, so most purchases are resale homes.

  • Freeway access runs through Humble or a toll road

Downtown routes run west on FM 1960 through Humble to US 59/I-69, or south on West Lake Houston Parkway to Beltway 8. METRO's Park & Ride list names no Atascocita route.

Seller preparation

What Atascocita buyers will ask, and what to have ready

  1. Find the MUD before you budget

There is no city tax here, but homes typically carry Harris County units, Humble ISD ($1.1052 per $100 for 2025), ESD 46 ($0.10) and the MUD for that subdivision. 2025 adopted MUD rates include $0.298 in HC MUD 151 (Pinehurst sections), $0.3915 in HC MUD 153 (Walden), $0.67 and $0.74 in HC MUDs 290 and 106 (Eagle Springs) and $1.05 in HC MUD 504 (The Groves). The seller's bill reflects the seller's exemptions and value; your bill starts from the new assessed value, and the homestead exemption only applies after you file.

    • Harris County 2025 rate: $0.38096 per $100; Flood Control District $0.04966
    • Some MUD bills come from private tax collectors, not the county tax office

What buyers will do: Pull the HCAD account for the exact address and add up every taxing unit listed before you set your price range.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Lake, tributaries and the address itself

Atascocita drains to small tributaries of the West Fork San Jacinto River and to Lake Houston, and HCFCD notes the lake's backwater affects much of the area. Lake Houston was built for water supply and holds little flood storage; a planned 11-gate spillway project is in design, with construction reported for 2028 to 2030. There is no official published count of homes flooded by subdivision, so the home's own history matters most.

    • Ask for the seller's disclosure, any elevation certificate and the FEMA claims history the seller can request
    • Price flood insurance even outside a mapped high-risk zone

What buyers will do: Search the address on FEMA's Map Service Center and the Harris County FEMT, then get a flood insurance quote during your option period.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  3. One area, many associations

There is no Atascocita-wide HOA. ACIA covers Atascocita Shores and Pinehurst ($396 assessment plus a $229 trash charge for 2026), Eagle Springs Community Association bills $1,100 a year for 2026 with extra fees in some sections, The Groves bills quarterly, and Walden homeowners also owe club dues. Rules on leasing, parking and improvements differ by association and section.

What buyers will do: Order the resale certificate early and confirm every association and club that bills the home, with dues and transfer fees.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
