The short answer

Selling a home in Humble

Selling a home in Humble starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about deed restrictions and local rules, property taxes and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

Market data

Humble home values and market activity

HAR does not publish a single neighborhood fact sheet that matches Humble, so we price from MLS sales of homes like yours instead.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. To see what you would compete with now, open the live listings on our Humble guide.

What buyers like about Humble

These are the sourced facts we lead with in your listing and marketing.

What buyers weigh

  • A Humble address is not always the city

ZIP codes follow mail routes, not city limits, so many homes with a Humble address are in unincorporated Harris County or the City of Houston, with different taxes and services.

  • Permits for common projects

The city's Building and Inspection page lists fencing, tree removal, concrete, generators and solar among the work that needs a permit, and says a floodplain development permit is often required even when a construction permit is not.

  • Harvey reached the city in 2017

Bisnow reported in February 2018 that Deerbrook Marketplace was heavily affected by Hurricane Harvey and that 64 businesses and hundreds of homes in Humble were affected.

Seller preparation

What Humble buyers will ask, and what to have ready

  1. Confirm you are inside city limits

Whether a home is in the City of Humble decides who provides water, police and permits, and whether the city rate appears on the bill. The city's GIS map checks an address against city limits, and the HCAD account lists the taxing units. Inside the city, fences, tree removal, concrete and floodplain work need city permits, so ask the seller which past projects were permitted.

    • Building and Inspection: 281-446-6228
    • Floodplain work needs an elevation certificate when the lot is in the floodplain

What buyers will do: Check the address on the city's GIS map and the HCAD account before you write an offer.

What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

  2. City, county and school taxes

A home inside the city pays the City of Humble ($0.258171 per $100 for 2025), Humble ISD ($1.1052 for 2025 for most addresses), Harris County ($0.38096), the Flood Control District ($0.04966), the Hospital District and other county units, and Lone Star College where listed. Homes outside the city usually trade the city line for a MUD and an ESD. The seller's bill is not your bill: your taxes start from the new assessed value, and exemptions apply only after you file.

What buyers will do: Add up the units on the HCAD account for the exact address and file your homestead exemption after you move in.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  3. Two watersheds run through Humble

HCFCD places parts of Humble in the Greens Bayou watershed, where Garners Bayou is a primary stream, and other parts in the San Jacinto River watershed. Hurricane Harvey (2017) affected Deerbrook Marketplace, dozens of businesses and hundreds of homes in Humble, per Bisnow. Exposure varies by street, so the home's own record matters.

    • Ask for the seller's disclosure, any elevation certificate and the FEMA claims history the seller can request
    • Get a flood insurance quote even outside a mapped high-risk zone

What buyers will do: Search the address on FEMA's Map Service Center and the Harris County FEMT and price flood insurance before your option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
