The short answer

Selling a home in Fall Creek

Selling a home in Fall Creek starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about property taxes, association dues and fees and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

Market data

Fall Creek home values and market activity

HAR does not publish a single neighborhood fact sheet that matches Fall Creek, so we price from MLS sales of homes like yours instead.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Your selling points

What buyers like about Fall Creek

These are the sourced facts we lead with in your listing and marketing.

  • Golf-course setting

Fall Creek is a 2,300-acre master plan built around the Golf Club of Houston and its two 18-hole courses. Golf membership is separate from the HOA, so living here does not include playing rights.

  • Amenities paid for by the assessment

Owners use two pools, a clubhouse fitness center and tennis and pickleball courts with a Fall Creek photo badge. WCID 96 runs a separate sports complex with baseball and soccer fields on Wyatt Shores Drive.

  • Larger homes and lots

HAR's 2025 facts show a median home of 3,274 sq ft on a median lot of 9,256 sq ft, with an average of almost four bedrooms.

  • Inside Beltway 8 near US 59

WCID 96, which serves the west side of Fall Creek, describes its district as about two miles east of the US 59 and Beltway 8 interchange and about 13 miles northeast of downtown Houston.

What buyers weigh

  • Two water districts, two tax rates

Homes east of Fall Creek View are mostly in Harris County MUD 49 (0.83 per $100 in 2025) and homes to the west mostly in WCID 96 (0.635), so two similar houses can carry different tax bills.

  • Extra dues in some sections

The 2026 Fall Creek assessment is $1,190 per lot. Serrano Creek adds $1,398 and Fairway Crossing adds $700 a year on top of it.

  • A transfer fee on resales

The declaration lets the board charge a Community Services Foundation payment on resales of up to 0.25% of the gross sale price. The current amount is not published.

  • Golf-course lots carry obligations

Lots on the course have a 30-foot setback, masonry and wrought-iron fence requirements, and the course holds easements for errant balls, noise and overspray.

  • Resales only

No builder is selling in Fall Creek; HAR's median year built is 2007, so have the inspector date the roof, HVAC system and water heater.

Seller preparation

What Fall Creek buyers will ask, and what to have ready

  1. MUD 49 or WCID 96: know which one

Fall Creek is unincorporated Harris County in Houston's ETJ, so there is no city tax. 2025 adopted rates per $100 from the Harris County Tax Office: Humble ISD 1.1052, Harris County 0.38096, Hospital District 0.18761, Flood Control District 0.04966, Port of Houston 0.0059, Department of Education 0.0048, then either MUD 49 (0.83) or WCID 96 (0.635). The Fall Creek Management District (0.285) and an ESD such as ESD 1 (0.08515) may also appear; the HCAD account shows which units apply.

    • Humble ISD gives a $140,000 school homestead exemption; file with HCAD after you move in.
    • The seller's bill reflects the seller's exemptions and value caps. Your first bill is based on the new appraised value and your own exemptions.
    • Ask for the MUD notice before signing; Texas Water Code 49.452 requires it.

What buyers will do: Look up the address on HCAD and price the tax bill with the exact MUD or WCID before you set your offer price.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Layered assessments and closing fees

The Fall Creek HOA kept its 2026 assessment at $1,190 per lot (due Jan. 1). Serrano Creek ($1,398) and Fairway Crossing ($700) pay more on top. In August 2026 management showed the board draft 2027 budgets that included a possible increase, so the 2027 figure may differ. Spectrum Association Management orders resale certificates through HomeWiseDocs, and the Foundation transfer payment can reach 0.25% of the price.

    • Confirm whether the home is in Serrano Creek, Fairway Crossing or Amber Wood, which has its own association.
    • New owners bring the closing statement to the Clubhouse within a month to get amenity badges.

What buyers will do: Ask the seller to order the resale certificate early and read it for the current assessment, any section dues and the Foundation payment.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. Drainage and flood research

The HOA's parks plan refers to the P166 channel, a Harris County Flood Control District ditch through the community, and HCFCD's Greens Bayou watershed (Garners Bayou is one of its main streams) covers this part of north Harris County. No HCFCD page confirms which watershed each Fall Creek street drains to. Treat any marketing claim about past flooding as unverified; the specific home's history matters more.

    • Ask for the seller's disclosure, any elevation certificate and the home's flood insurance history.
    • A CLUE report shows past insurance claims on the property.

What buyers will do: Check the lot on the FEMA map and the Harris County flood tool, then get a flood insurance quote before the option period ends, even if the lot is outside the mapped floodplain.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
