The short answer

Selling a home in Bear Branch Village

Selling a home in Bear Branch Village starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $364,522 for Kingwood Bear Branch Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about the age and upkeep of the homes, association dues and fees and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. Seller preparation

What Bear Branch Village buyers will ask, and what to have ready

  1. Updates decide value in a 1978 village

With a 1978 median build year, Bear Branch homes share a starting point, so the roof, HVAC, electrical panel, plumbing, windows and foundation history separate one house from the next. Unapproved paint colors can be treated as violations, so check the approved list before repainting.

    • Ask for replacement dates and receipts for major systems.
    • Have the inspector check the electrical panel, supply lines and foundation.

What buyers will do: Get the seller's repair records with your offer and schedule a full inspection with a sewer scope in the option period.

What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

  2. Two associations, two managers

The village association is managed by Goodwin & Company, which lists a $375 resale certificate, $75 update, $340 transfer fee and $120 refinance fee (October 2025 certificate); resale certificates are ordered through goodwintx.com. The Bear Branch Trail Association is separate and managed by Kingwood Association Management; planting on the greenbelt needs its written approval and approved native species.

    • Village assessments are due July 1; the amount is not posted publicly.
    • Allow up to 45 days for architectural review before planned work.

What buyers will do: Order the Goodwin resale certificate and ask KAM about any trail association assessment before your option period ends.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. The Bear Branch channel in HCFCD's study

HCFCD's 2020 Kingwood drainage study analyzed a channel named Bear Branch (G103-36-00) and counted 60 historically flooded structures outside the mapped floodplain along it, from storms including Harvey, Imelda, Memorial Day and Tax Day. It proposed a $1.75 million channel project plus $3.4 million in detention to remove 6 structures from the flood inundation area, and noted the channel is publicly owned but not by HCFCD. The study is about the channel, not each home, so check each address.

    • Ask the seller about any water entry, claims and repairs, by storm and year.
    • Ask for an elevation certificate if one exists.
    • Price flood insurance even outside a mapped high-risk zone.

What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before the option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
