The short answer

Selling a home in Trailwood Village

Selling a home in Trailwood Village starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $328,077 for Kingwood Trailwood Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about the age and upkeep of the homes, flood history and insurance and deed restrictions and local rules, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

  • Drainage is a live village topic

Seller preparation

What Trailwood Village buyers will ask, and what to have ready

  1. Inspecting a 1970s home

Most Trailwood homes date from the early 1970s (HAR median 1974, about 2,576 sq ft), so two similar-looking houses can differ by decades of updates. Roof, HVAC, water heater, plumbing lines, electrical panel and windows each have their own replacement history, and mature trees near the foundation are common on these lots.

    • Ask for replacement dates and receipts for the roof, HVAC and any plumbing or foundation repairs.
    • Have the inspector look closely at the foundation, sewer line and electrical panel.

What buyers will do: Request the seller's repair records with your offer and schedule a full inspection, plus a sewer scope, inside the option period.

What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

  2. Drainage along the west boundary

TVCA has reported Harvey-related repairs by Harris County Flood Control to the channel on the village's west boundary (2020) and a City of Houston drainage and detention proposal (2023) for an area its model showed flooding repeatedly. HCFCD's proposed Kingwood Diversion Ditch project would replace bridges at Kingwood Drive, Walnut Lane and Deer Ridge Estates Boulevard; it was in design with no construction funding as of March 2024. Whether a given street was affected is a property-level question.

    • Ask the seller whether the home has flooded or had water enter, and when.
    • Ask for any elevation certificate and the FEMA claims history the seller can request.
    • Price flood insurance even if the lot is outside a mapped high-risk zone.

What buyers will do: Check the address on FEMA's map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before the option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  3. Six sections, six sets of restrictions

Trailwood has six platted sections, each with its own deed restrictions, plus separate associations for the townhomes and gated areas such as Deer Ridge Estates and Deer Cove. Fence heights, setbacks and what needs approval depend on the section; Section 1, for example, limits fences in front of the building line to 2 feet.

    • TVCA's 2021 management certificate lists a $100 resale certificate fee.
    • One Architectural Control form is needed per improvement, filed through Kingwood Association Management.

What buyers will do: Confirm the home's section on the TVCA map, read that section's restrictions and ask KAM about any open violations before closing.

What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
