The short answer
Selling a home in Sand Creek Village
Selling a home in Sand Creek Village starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $434,853 for Kingwood Sand Creek Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, association dues and fees and the age and upkeep of the homes, so the preparation below is built around those questions, each with the source we used.

Seller preparation
What Sand Creek Village buyers will ask, and what to have ready
Street drainage and storm history
Houston Public Works put $1.52 million into drainage on parts of Crystal Falls, Woodland Ridge, Eagle Creek, Deer Hollow and Highland Laurels drives, reported underway at a Sept. 30, 2025 town hall. HCFCD's 2020 Kingwood drainage study found nearby Sand Branch already met the 100-year level of service. Street drainage and a lot's flood history can still differ house to house.
- Ask whether water reached the house or garage in Harvey (2017), May 2019, Imelda (2019) or May 2024.
- If the home is on one of the five project streets, ask how drainage has changed since the work.
What buyers will do: Check the address on FEMA's map and the Harris County Flood Education Mapping Tool, read the seller's disclosure and get a flood insurance quote during the option period.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Getting the real dues before you offer
Sand Creek Village Community Association is managed by Kingwood Association Management. The board sets the assessment by June 1 each year; bills go out by June 1, are due July 1 and are delinquent after July 31. Assessments pay for entrances, the pool and grounds, and mosquito control. The greenbelt is a separate association, the Greentree Sand Creek Trail Association, also managed by KAM.
- Fences may be up to 6 feet 6 inches behind the front building line.
- Protective covenants are recorded separately for each of the six sections.
What buyers will do: Ask KAM (281-359-1102) for the current village and trail assessments and the resale certificate before the option period ends.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Mid-1980s homes: what to inspect
A home from about 1985 is often on its second roof and HVAC system, and original windows, water heaters and supply lines may remain. HAR's 2025 value range for the village is about $353K to $516K, and condition and updates explain much of that spread.
- Ask for dates and receipts for the roof, HVAC and any foundation or plumbing repair.
- Check for prior foundation work and how the lot drains away from the slab.
What buyers will do: Schedule a full inspection and compare the home's updates with recent village sales before setting your price.
What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
