The short answer

Selling a home in Bunker Hill Village

Bunker Hill Village is its own small city of about 1,250 homes in the 77024 ZIP code, though its mailing addresses say Houston. HAR’s 2025 facts show median lots of about 20,000 to 24,750 sq ft in its neighborhoods, so buyers who may renovate or rebuild weigh the lot and the city’s rules as much as the house. Sellers are best prepared with a current survey, the lot’s zoning district and a tree inventory.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

Seller preparation

What Bunker Hill Village buyers will ask, and what to have ready

  1. Know the lot: survey and zoning district

What to have ready: Have a current survey and the lot’s zoning district (A or B); coverage limits and minimum lot sizes shape what a buyer can build.

    • Find the lot's zoning district (A or B) on the city's zoning map before planning a rebuild; setbacks, height and minimum lot size differ by district. (City of Bunker Hill Village)
    • For subdividing a lot, the city requires at least 20,000 sq ft per lot in District A and 10,000 sq ft in District B, with minimum street width of 110 ft (A) or 80 ft (B), 40 ft on a cul-de-sac or curve, and minimum depth of 140 ft (A) or 110 ft (B). (City of Bunker Hill Village)
    • Impermeable surfaces may cover at most 45% of a lot, and total coverage including permeable paving and pool water surface at most 55%. City right-of-way is excluded; the part of a private street on the lot is included. (City of Bunker Hill Village)
  2. Count your protected trees

What to have ready: Buyers planning work will ask about trees; removal needs a permit and every lot keeps a minimum tree count.

    • A free permit is required before removing any tree 5 inches or more in diameter at 4.5 ft, including dead, diseased or storm-damaged trees; trees under 5 inches, fallen trees, trimming and palms are exempt. (City of Bunker Hill Village)
    • Every lot must keep at least one tree per 1,000 sq ft of lot area (rounded up); larger trees count extra (2 or 3 trees each). New construction must place at least 25% of the minimum count in the front yard. (City of Bunker Hill Village)
  3. Explain the rebuild rules up front

What to have ready: Work on half or more of a house counts as reconstruction, with engineered drainage and fire sprinklers. Buyers price that in.

    • Work on 50% or more of an existing house by value or living area, counted over any 24-month period, is treated as reconstruction and must meet all new-home rules, including fire sprinklers, drainage and tree counts. (City of Bunker Hill Village)
    • New homes, reconstructions and additions of 200 sq ft or more need a drainage design signed and sealed by a Texas registered civil engineer, following the city's Drainage Criteria Manual and detention worksheet. The review fee is $1,000. (City of Bunker Hill Village)
    • Fire sprinklers are required in every new home and home reconstruction. The city allows one water meter per home (1, 1.5 or 2 inch). (City of Bunker Hill Village)
  4. Schools and utilities

What to have ready: Share which elementary school serves your street and that utility bills go to the city.

    • The city lists Bunker Hill Elementary (11950 Taylorcrest Road) and Frostwood Elementary (12214 Memorial Drive) as each serving part of the village, and Memorial Drive Elementary (in Piney Point Village) as serving a small portion. (City of Bunker Hill Village)
    • Residents pay their utility bills to the city, which offers online payment and auto draft through its website. (City of Bunker Hill Village)
