The short answer
Selling a home in Hunters Creek Village
Hunters Creek Village is a separate city of about two square miles along Memorial Drive, with Houston mailing addresses in ZIP 77024 (and 77063 for Riverbend). Its single-family lots must be at least 22,500 sq ft, with the house footprint capped at 25% of a conforming lot. Sellers are best prepared with a survey, a tree inventory and any HOA approvals, because the city does not enforce private deed restrictions and protects trees of 18 inches circumference or more.

Seller preparation
What Hunters Creek Village buyers will ask, and what to have ready
Survey and footprint
What to have ready: Measure the lot against the 22,500 sq ft standard; non-conforming lots have a smaller footprint cap.
- On a conforming lot the building footprint may cover at most 25% of the lot; on a non-conforming lot the limit is 33% of the lot or 5,625 square feet, whichever is less. The footprint counts the first floor, garage, porches, accessory buildings and game courts but not pools, driveways or walks. (City of Hunters Creek Village)
- Measure the lot against the 22,500-square-foot standard: smaller, non-conforming lots are capped at 33% or 5,625 square feet of footprint. (City of Hunters Creek Village)
Tree inventory
What to have ready: Protected trees shape where a new house can go; an arborist inventory answers a rebuild buyer’s first question.
- Any tree with a trunk circumference of 18 inches or more, measured 4.5 feet above ground, is protected, and removing one requires a city permit. Replacement trees must be at least 6-inch caliper and 10 feet tall, chosen from the city's approved list. (City of Hunters Creek Village)
- For a building project, a tree is approved for removal only if it is necessary for reasonable use of the lot after redesign has been considered. After removal, no more protected trees may be removed for a similar project for five years, and protected trees that die within five years of construction must be replaced unless the death is shown to be unrelated. (City of Hunters Creek Village)
- Before buying a lot to rebuild, have an arborist inventory trees of 18 inches circumference or more; the seven-tree minimum and five-year rule shape where a house can go. (City of Hunters Creek Village)
Deed restrictions and HOA approvals
What to have ready: The city does not enforce private restrictions; have your subdivision’s documents ready.
- The city does not review or enforce private deed restrictions. Applicants must get any HOA approval themselves and sign the city's Notice of Deed Restrictions form. (City of Hunters Creek Village)
Riverbend addresses
What to have ready: If your address is in Riverbend (77063), confirm water service and school district for buyers.
- Most of the city gets water from the Memorial Villages Water Authority, but the city says Riverbend residents are served by the City of Houston water department. (City of Hunters Creek Village)
- For Riverbend addresses (ZIP 77063), confirm water service with the City of Houston and the school district on the HCAD account before relying on Hunters Creek defaults. (City of Hunters Creek Village)
Disclosures and due diligence
Flood, taxes, restrictions and insurance
- Harvey flooding study (2017)
After Hurricane Harvey in 2017 the city paid $130,000 for an engineering study. The mayor's May 2018 update says flooded homes were caused by Buffalo Bayou backing up from the south, and named Wickline Ravine, River Bend and bayou-adjacent streets.

- Aging drainage outfalls
As of 2018 the city counted about 70 underground drainage outfalls carrying street runoff to creeks, many over 50 years old; two had caused yard sinkholes and repairs averaged about $250,000 each. More rehabilitation was funded and the system was being camera-inspected.

- Floodplain lots need extra data
Lots in the 100-year floodplain must show contours on the survey for new homes and remodels, and every new home and major remodel submits an elevation certificate.

- 2025 city rate held flat
The city's 2025 tax notice proposed $0.205164 per $100, the same rate as 2024, against a no-new-revenue rate of $0.206579 and a voter-approval rate of $0.216433, with the council vote set for Sept. 23, 2025. The notice lists no separate debt rate.

The same notice put the average homestead taxable value at $2,720,875 for 2025 (up from $2,481,300), and the city tax on that average homestead at $5,582.26. That figure is the city portion only; SBISD and county taxes are billed on top.

Seller questions
Selling in Hunters Creek Village: common questions
How much is my Hunters Creek Village home worth?
Value depends heavily on lot size and condition. The city's 2025 tax notice put the average homestead taxable value at $2,720,875, but that is a taxable value, not a sale price. A pricing review compares your home and lot with recent MLS sales in the city.

How long does it take to sell a house in Hunters Creek Village?
Few homes sell in any month, so HAR's monthly figures for the city are sparse. HAR's city page showed 3 homes for sale and 79 homes sold over five years when we checked on Oct. 25, 2026. A pricing review pulls the MLS days on market for comparable sales.

Did homes in Hunters Creek Village flood in Hurricane Harvey?
The city commissioned an engineering study after Hurricane Harvey in 2017.
