The short answer

Selling a home in Elm Grove Village

Selling a home in Elm Grove Village starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $255,509 for Kingwood Elm Grove Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, association dues and fees and the age and upkeep of the homes, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Elm Grove Village buyers will ask, and what to have ready

  1. The 2019 floods and Taylor Gully

Community Impact reported in June 2019 that the Elm Grove area had not flooded in Harvey, then flooded in the May 2019 storms; Tropical Storm Imelda flooded north Kingwood again that September, and homeowners estimated almost 700 Elm Grove homes flooded. Hundreds of Elm Grove and North Kingwood Forest owners sued the developer and contractors of the upstream Woodridge Village tract. HCFCD's 2020 study estimated its Taylor Gully project would remove 387 structures from the flood inundation area, and construction began in July 2026.

    • Ask whether the home flooded in May 2019, September 2019 or later, and what was replaced, with permits.
    • Ask for the FEMA claims history the seller can request and any elevation certificate.
    • Price flood insurance even outside a mapped high-risk zone.

What buyers will do: Check the address on FEMA's map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before your option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. Village, trail and townhome associations

Elm Grove Village Community Association is managed by Sterling Association Services; its certificate lists a $125 resale certificate, $250 transfer fee and $150 refinance fee. Greenbelt trails belong to the Sherwood-Elm Grove Trail Association, with its own fees. Elm Grove Townhomes has a third association, managed by FirstService Residential, with a $340 transfer fee and $375 resale certificate.

    • Assessments are paid through Sterling; the amount is not posted publicly.
    • Perimeter fences may not exceed 6 feet under the Architectural Guidelines.

What buyers will do: Ask Sterling for the resale certificates for every association on the lot, with current assessments, before the option period ends.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. Rebuilt or original?

Elm Grove homes date from the early 1980s (HAR median 1982), and many were repaired after 2019, so two homes on the same street can have very different interiors, wiring and drywall ages. A post-flood rebuild can mean newer materials, but quality varies with who did the work.

    • Ask for contractor invoices and City of Houston permits for any flood repairs.
    • Have the inspector look for moisture, mold and incomplete repairs behind new finishes.

What buyers will do: Request repair records and permits with your offer and schedule a full inspection during the option period.

What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
