The short answer

Selling a home in North Kingwood Forest

Selling a home in North Kingwood Forest starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $254,697 for North Kingwood Forest, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, property taxes and association dues and fees, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What North Kingwood Forest buyers will ask, and what to have ready

  1. The 2019 floods are the first question

North Kingwood flooded during the May 7-9, 2019 storms and again in Tropical Storm Imelda on Sept. 19, 2019. North Kingwood Forest owners joined Elm Grove owners in suing over clearing of the upstream Woodridge Village tract, which the county and city later bought for detention. That project is under construction as of July 2026, and its effect on any specific street is not yet known.

    • Ask whether the house took water in 2019, what was replaced and whether it has flood insurance.
    • Request the property's flood claims history and any elevation certificate.

What buyers will do: Check the address on the FEMA map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before you make an offer.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. City of Houston rates, but confirm the county

HAR shows City of Houston and Humble ISD with no MUD. The 2025 adopted rates per $100 for that combination are City of Houston 0.519190, Harris County 0.380960, Harris County Flood Control 0.049660, Port of Houston 0.005900, Harris Health 0.187610, Department of Education 0.004798, Humble ISD 1.105200 and Lone Star College 0.106000, about 2.36 before exemptions. HAR also tracks a small Montgomery County listing area under this name, which would carry different units.

    • Humble ISD's homestead exemption is $140,000 under current law; apply with HCAD after you move in.
    • The seller's bill reflects the seller's exemptions, not yours.

What buyers will do: Look up the property's HCAD (or MCAD) account to confirm its taxing units before you estimate your payment.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  3. Confirm who manages the association today

North Kingwood Forest Community Association, Inc. governs the subdivision under a declaration recorded Jan. 2, 2003 (File W328880) and amended in 2007 and 2015. State records name two different managers, and dues are not published, so they vary and must come from the current manager. The 2022 certificate copy lists a $250 transfer fee and a resale certificate of $202 (not to exceed $375).

    • Ask the title company which manager it will order the resale certificate from.
    • Read both amendments; they may change the original rules.

What buyers will do: Get the resale certificate and the declaration with both amendments during the option period.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
