The short answer
Selling a home in Sherwood Trails
Selling a home in Sherwood Trails starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $228,371 for Sherwood Trails Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, ownership costs and the age and upkeep of the homes, so the preparation below is built around those questions, each with the source we used.

What buyers weigh

Neighboring Elm Grove flooded in the May 2019 storms, and Patch described many flooded homes in the Elm Grove and Woodland Hills areas; Sherwood Trails itself was not named in the reports we found.

- A second, separate trails bill
Owners also pay an Elm Grove/Sherwood Trails trail maintenance assessment to Sterling Association Services; its amount is not posted with the village information.

Seller preparation
What Sherwood Trails buyers will ask, and what to have ready
Elm Grove next door flooded in 2019
Community Impact reported in May 2019 that Elm Grove residents were seeking disaster aid after the May 7 storms, with about 150 homes, mostly in the Kingwood area, flooded by mid-May. Patch later said many of the homes flooded that May were in the Elm Grove and Woodland Hills areas. HCFCD's Taylor Gully channel and Woodridge detention project, scheduled to start construction in July 2026, targets flooding in northeast Kingwood. We found no flood count naming Sherwood Trails.
- Ask the seller about May 2019, Imelda (Sept. 2019) and Harvey (2017), plus claims history and any elevation certificate.
- Price flood insurance even outside a mapped high-risk zone.
What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool, and get a flood insurance quote during the option period.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Dues, trails bill and closing fees
The village assessment is $369 for 2026, managed by C.I.A. Services. A separate Sherwood Elm Grove trail assessment is paid to Sterling. The April 2026 management certificate lists a $325 transfer fee at closing, $100 on a refinance and an optional $200 two-day expedite.
- Pool wristbands require a balance under $10 or a payment plan.
- Village assessments include the charge KSA bills each member association.
What buyers will do: Ask for the resale certificate and a trail association statement so both balances are settled at closing.
What to have ready: Recent utility bills and any HOA, MUD or district statements so buyers can budget the real cost of owning the home.

Smaller 1980s homes
Sherwood Trails has about 934 homes with a 1983 median build year and a median of about 1,487 sq ft. Homes this age often have had partial updates; the inspection should show which systems are original. The ACC aims to rule on exterior changes within 30 days.
- Check the electrical panel, water heater, plumbing lines and roof age.
- A standard inspection does not cover buried drain lines; consider a sewer scope.
What buyers will do: Hire a TREC-licensed inspector and ask the seller for permits and receipts for past updates.
What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
