The short answer

Selling a home in Summerwood

Selling a home in Summerwood starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. Buyers here tend to ask about flood history and insurance, property taxes and association dues and fees, so the preparation below is built around those questions, each with the source we used.

Market data

Summerwood home values and market activity

HAR does not publish a single neighborhood fact sheet that matches Summerwood, so we price from MLS sales of homes like yours instead.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. To see what you would compete with now, open the live listings on our Summerwood guide.

Seller preparation

What Summerwood buyers will ask, and what to have ready

  1. Living near Lake Houston

Summerwood sits between Beltway 8 and Lake Houston, part of the San Jacinto River system. In August 2018 Council Member Dave Martin's office estimated more than 17,000 homes flooded across the Lake Houston area in Hurricane Harvey (2017); that is an area-wide figure, not a Summerwood count. The City of Houston plans to add 11 gates to the Lake Houston dam (construction reported for 2028 to 2030), and SJRA is studying joint Lake Conroe and Lake Houston operations.

    • Ask for the seller's disclosure, any elevation certificate and the flood insurance history.
    • No HCFCD page names the watershed for each Summerwood section.

What buyers will do: Check the address on the FEMA map and the Harris County flood tool and get a flood insurance quote during the option period.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. Which MUD, which college district

2025 adopted rates per $100 (Harris County Tax Office): Humble ISD 1.1052, Harris County 0.38096, Hospital District 0.18761, Flood Control District 0.04966, Port of Houston 0.0059, Department of Education 0.0048, plus MUD 342 (0.557), MUD 344 (0.585) or MUD 361 (0.64). Lone Star College (0.106) and San Jacinto College (0.15462) have both appeared in Summerwood tax breakdowns, and no City of Houston levy was confirmed.

    • Humble ISD gives the $140,000 school homestead exemption once you file with HCAD.
    • The seller's bill reflects the seller's exemptions and caps; yours starts from the new value.

What buyers will do: Pull the HCAD account for the address to see the exact MUD, college district and any city levy, then budget from those rates.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  3. Association rules and closing documents

The Summerwood Community Association's 2026 regular assessment is $1,000 a year. Exterior changes need an ARC application, leases must run at least six months, and amenity access needs a card ($15) or fob ($20). Graham Management handles resale certificates through HomeWiseDocs; the fee is not published.

    • Lake Forest Village Sections 1-3 are also covered by the association's leasing regulations.

What buyers will do: Have the resale certificate ordered early and read the leasing and ARC rules if you plan to rent the home or change the exterior.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008). Selling in Summerwood: common questions

How much is my Summerwood home worth?

HAR does not publish a median market value for Summerwood as a single neighborhood. What a specific home sells for depends on its size, lot, age, condition and the competing listings, so a pricing review compares yours with recent MLS sales of similar homes nearby.

How long does it take to sell a house in Summerwood?

HAR's public neighborhood pages do not publish an average days on market for Summerwood. Across Greater Houston, single-family homes averaged 58 days on the market in September 2026, according to HAR.
