The short answer

Selling a home in Greentree

Selling a home in Greentree starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $375,993 for Kingwood Greentree Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about association dues and fees, the age and upkeep of the homes and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Greentree buyers will ask, and what to have ready

  1. Read the section's restrictions and the leasing policy

Greentree Village Community Association covers Greentree Sections 1-8, Greentree Manor and Riverchase, and each section has its own recorded deed restrictions. The 2021 certificate lists a $250 transfer fee, a $150 refinance statement and a $100 resale disclosure package, payable to Kingwood Association Management. If you might rent the home later, note the 12-month minimum lease.

    • Find the section number in the legal description, then read that section's restrictions.
    • Ask KAM for both the village and trail association assessments.

What buyers will do: Order the resale certificate and confirm both assessments and any open violations before the option period ends.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  2. Late-1980s houses: check what has been replaced

Most Greentree homes date from the late 1980s and 1990s (build-out was reported as 2001). By now the original roof, HVAC, water heater, windows and plumbing may or may not have been replaced, so two similar houses on one street can need very different amounts of work.

    • Ask for receipts and permits for major replacements.
    • Consider a sewer-line scan and a foundation evaluation.

What buyers will do: Get a full inspection during the option period and price any system near the end of its life into your offer.

What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

  3. Check the street, not just the village

Public flood reporting does not single out Greentree, which does not mean homes here have not flooded. Parts of Kingwood flooded severely in Harvey (2017), including the Kingwood High School campus, and Houston Public Works says Kingwood's storm sewer performs well up to about a 10-year storm, with more pipes short of capacity from the 25-year storm up. Risk changes street by street.

    • Read the seller's disclosure and ask for the property's flood claims history.
    • Get a flood insurance quote even outside a mapped high-risk zone.

What buyers will do: Look up the address on the FEMA map and the Harris County Flood Education Mapping Tool before you make an offer.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
