The short answer
Selling a home in Kings Crossing
Selling a home in Kings Crossing starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $338,313 for Kingwood Kings Crossing, an appraisal-district value rather than a sale price. Buyers here tend to ask about association dues and fees, the age and upkeep of the homes and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

What buyers weigh
- Hard to tell which association applies
Kings Crossing has no single village-wide association on the state registry; depending on the section, a home may fall under the patio HOA, Kings Crossing XIV, the townhome condominium association and/or the Kings Crossing Trail Association.

- Strict exterior color rules in some sections
Kings Crossing XIV sets specific colors for trim, garage doors and front-door stain and a specific shingle, and the patio HOA requires approval for painting and new roofs.

- Trail association fees add up
Sections 12, 17-19 and 21-23 are in the Kings Crossing Trail Association, whose 2024 certificate lists a $340 transfer fee and a $375 resale certificate.

Seller preparation
What Kings Crossing buyers will ask, and what to have ready
Know which association governs the home
Kings Crossing is a name shared by several associations. Patio homes in Section 7 and part of Section 10 have the Kings Crossing Patio HOA (KAM; $250 transfer fee); Section 14 has its own patio HOA; the townhome condominium has its own association managed by Prestige ($200 transfer fee, resale certificate from $200); and Sections 12, 17-19 and 21-23 are in the Kings Crossing Trail Association (FirstService; $340 transfer fee). Assessments for these associations are not published.
- The patio HOA has a recorded leasing policy; read it before planning to rent the home.
- Approved paint and roof colors apply in the patio sections.
What buyers will do: Find the home's section in its legal description and order resale certificates from every association that covers it before your option period ends.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Detached, patio home or condo
A detached house, a patio home and a condominium here carry different responsibilities. In a condominium the association typically insures and maintains shared elements, so the budget, reserves and master insurance policy matter as much as the unit; in a patio home, check which exterior items the owner maintains. HAR tracks the detached homes and the Kings Crossing T/H Condo community separately.
- For a condo, ask for the budget, reserve study, master insurance certificate and monthly dues.
- For any type, compare prices only with sales of the same type.
What buyers will do: Request the association's budget, insurance and maintenance responsibilities with the resale certificate and review them before the option period ends.
What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

The Kings Crossing Ditch
HCFCD's 2020 Kingwood drainage study analyzed the Kings Crossing Ditch (G103-33-04) and counted 18 historically flooded structures outside the mapped floodplain along it, from storms including Harvey, Imelda, Memorial Day and Tax Day. It proposed a $2.2 million project there that would remove no structures from the flood inundation area. The study is about the channel, not each home, so check each address.
- Ask the seller about any water entry, claims and repairs, by storm and year.
- Price flood insurance even outside a mapped high-risk zone.
What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before your option period ends.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
