Hunters Creek gives you room, but the creeks and the bayou deserve as much attention as the floor plan.

Five Reasons People Love Living in Hunters Creek Village

  1. 1
    Large-lot zoning

Single-family lots must be at least 22,500 sq ft, and on a conforming lot the footprint may cover only 25% of it, with a 50 ft front setback. HAR's 2025 facts for the Hunters Creek neighborhood show a 21,950 sq ft median lot.

  2. 2
    Seven trees on every lot

Each lot must keep at least seven protected or replacement trees, three of them in front, plus more on lots above 22,500 sq ft. Replacements must be at least 6-inch caliper and 10 ft tall.

  3. 3
A low city rate, trash included

The city kept its rate at $0.205164 per $100 for 2025, the same as 2024 and below its no-new-revenue rate. GFL Environmental collects trash and recycling, and the city says garbage fees are covered by property taxes.

  4. 4
    Hike and bike paths

The city maintains 6.33 miles of hike and bike paths on its 22 miles of streets and takes pavilion reservations.

  5. 5
    Construction with limits

Contractors may work 8 a.m. to 7 p.m. on weekdays and 9 a.m. to 6 p.m. on Saturdays, never on Sundays or city holidays. Job sites need a 6 ft fence and a screened toilet, and radios are not allowed.

Five Things You Should Know Before Moving to Hunters Creek Village

  1. 1
    Harvey and the bayou

After Hurricane Harvey in 2017 the city paid $130,000 for an engineering study, and the mayor's May 2018 update said flooded homes were caused by Buffalo Bayou backing up, naming Wickline Ravine, River Bend and bayou-adjacent streets. In April 2026 a federal judge ruled the Corps' Harvey releases added flooding along the bayou.

  2. 2
    Old drainage underground

As of 2018 the city counted about 70 underground outfalls carrying street runoff to creeks, many over 50 years old; two had caused yard sinkholes and repairs averaged about $250,000 each. The 2025 city map labels Buffalo Bayou, Soldiers Creek, Hunters Creek, Briar Branch, Bering Ditch and Spring Branch.

  3. 3
Trees decide where a new house fits

A protected tree (18 inches around at 4.5 ft) comes out for construction only if it is necessary after redesign is considered, and no more can be removed for a similar project for five years. New homes also need a geotechnical report, sprinklers, engineered drainage on lots over 22,500 sq ft and a Memorial Villages Water Authority letter.

  4. 4
    Riverbend works differently

The city says Riverbend residents get City of Houston water rather than Memorial Villages Water Authority service, and a HAR listing in Riverbend (ZIP 77063) shows Houston ISD schools. Confirm water and the school district for any Riverbend address.

Hunters Creek public works Houston ISD school zones HCAD

  5. 5
    Rentals and private restrictions

In 2022 the council heard a zoning change to bar rentals of less than 30 days in the single-family district; confirm the adopted rule with City Hall before counting on rental income. The city does not enforce deed restrictions, so any HOA approval is your job.

  • Buyers who want mature trees protected by a seven-tree minimum
  • Buyers who want hike and bike paths inside their own small city
  • Buyers who are comfortable doing engineering and tree homework before a custom build

  • If you want one association and a Galleria-area address in Houston ISD, compare Tanglewood.
  • If the 22,500 sq ft minimum is more yard than you want, look at Bunker Hill Village, where District B allows 10,000 sq ft lots.

Everyday Convenience in Hunters Creek Village

Michael’s Take Broker opinion, based on the sourced facts above

My take: Hunters Creek gives you room, but the creeks and the bayou deserve as much attention as the floor plan. For any lot near Buffalo Bayou, Wickline Ravine or River Bend, get the elevation certificate, the flood claim history and an insurance quote early in your option period. If you are buying to rebuild, have an arborist map the protected trees before you settle on a price.

Hunters Creek Village vs. Nearby Neighborhoods

Hunters Creek Village vs. Bunker Hill Village

Choose Bunker Hill Village and you gain: A choice of 20,000 sq ft (District A) or 10,000 sq ft (District B) minimum lots and a 45% impervious cover limit instead of a 25% footprint cap.

You give up: Bunker Hill's city rate is $0.271 per $100, and its tree permit starts at 5 inches in diameter.

Hunters Creek Village vs. Piney Point Village

Choose Piney Point Village and you gain: Even larger lots in places (35,910 sq ft median in Piney Point Shadows, HAR 2025) and back-door trash pickup.

You give up: Piney Point's 2025 city rate was $0.255140 per $100, and its tree permit threshold is 3 inches.

Hunters Creek Village vs. Tanglewood

Choose Tanglewood and you gain: One homes association, Galleria shopping and METRORapid's Silver Line on Post Oak Boulevard.

You give up: A 2026 fee of $3,150 per lot, the City of Houston's $0.519190 rate and Houston ISD schools.

Questions buyers ask about Hunters Creek Village

Is Hunters Creek Village a good place to live?

It suits buyers who want a large lot, mature trees and a mostly single-family village with its own zoning and 6.33 miles of hike and bike paths. The city rate was $0.205164 per $100 for 2025, and trash is paid through property taxes. Check the lot's flood history, its trees and, in Riverbend, the water provider and school district.

What are the downsides of living in Hunters Creek Village?

The city's Harvey study tied flooded homes to Buffalo Bayou backing up near the bayou, Wickline Ravine and River Bend, and many drainage outfalls were over 50 years old in 2018. Tree rules can limit where a new house fits, and a 2022 proposal would bar rentals under 30 days, so confirm the rule before buying to rent.

Property taxes

Every home pays several taxing units. The rates below are the latest adopted rates we could verify; your bill depends on the appraised value, your exemptions and the exact units on the account. Look up the address on HCAD before you budget.

  • 2025 city rate held flat The city's 2025 tax notice proposed $0.205164 per $100, the same rate as 2024, against a no-new-revenue rate of $0.206579 and a voter-approval rate of $0.216433, with the council vote set for Sept. 23, 2025. The notice lists no separate debt rate. City of Hunters Creek Village
  • Average homestead city tax The same notice put the average homestead taxable value at $2,720,875 for 2025 (up from $2,481,300), and the city tax on that average homestead at $5,582.26. That figure is the city portion only; SBISD and county taxes are billed on top. City of Hunters Creek Village

Building, renovation and tree rules

Rules below are summaries of the city’s or the association’s own pages and documents. Before you buy a home to remodel or rebuild, confirm the current rules and fees with the permit office named above.

Lots, setbacks, height and coverage

  • Planning and variance boards The Planning & Zoning Commission meets the first Monday of each month; a separate Board of Adjustment hears zoning variance requests. City of Hunters Creek Village
  • Minimum lot size In the single-family district a lot must have at least 22,500 square feet, be at least 75 feet wide at the front building line and average at least 120 feet deep. The Board of Adjustment may allow one lot in a new subdivision as small as 20,000 square feet. City of Hunters Creek Village
  • Lot coverage limit On a conforming lot the building footprint may cover at most 25% of the lot; on a non-conforming lot the limit is 33% of the lot or 5,625 square feet, whichever is less. The footprint counts the first floor, garage, porches, accessory buildings and game courts but not pools, driveways or walks. City of Hunters Creek Village
  • Building setbacks The new-building checklist lists a 50 ft front setback, a 25 ft rear setback and side yards of '20/35 ft' with one side at least 15 ft; confirm the exact side-yard rule with the building official. The 1980 ordinance also requires 70 feet from the house to the street centerline. City of Hunters Creek Village
  • Height limit and slab elevation Homes are capped at 35 feet measured from top of slab to the highest roof point, excluding chimneys. A slab may sit up to 24 inches above other code requirements; anything higher reduces the allowed height inch for inch. City of Hunters Creek Village
  • Minimum house size New homes need at least 1,500 square feet of living area on the ground floor and at least 2,000 square feet in total. City of Hunters Creek Village
  • Garages and accessory buildings Every home needs a garage or carport of at least 200 square feet. A garage facing a side lot line needs 28 feet of clearance, corner-lot garages may not face the side street, and accessory buildings are limited to one story and 5 feet from lot lines and other buildings. City of Hunters Creek Village
  • Game court setbacks Tennis and other game courts count toward lot coverage and must be 25 feet from property lines, or 100 feet if lighted. City of Hunters Creek Village
  • Remodels and fire sprinklers The remodel and addition checklist uses the same setback, footprint and height fields as new homes, and requires fire sprinkler plans when remodeling 50% or more of existing structures. City of Hunters Creek Village
  • Minimum trees per lot Each lot must keep at least seven protected or replacement trees, three of them in the front yard, plus one more for each 1,000 square feet above 22,500 (up to seven more). Lost trees must be replaced within 30 days, and on new construction before the certificate of occupancy. City of Hunters Creek Village
  • Yard drainage rules Runoff from every improved lot must be carried to a street, ditch or storm sewer, and lots over 22,500 square feet need yard drainage designed by a professional engineer. If a public storm inlet is within 200 feet, the system must tie into it; outfalls to a ravine or bayou cannot exceed pre-development flow and changes to a county channel need Flood Control District approval. City of Hunters Creek Village
  • 2025 fence rule review The Planning & Zoning Commission held a hearing on Sept. 8, 2025 on amending Section 44-163 (walls and fences) and defining masonry. Confirm the current fence text with City Hall before designing a wall. City of Hunters Creek Village
  • 2022 setback amendments In 2022 the city held hearings on reducing pool setbacks on non-conforming lots and garage setbacks for lots facing Voss Road and Memorial Drive from a side street. The adopted wording should be confirmed with the building official. City of Hunters Creek Village
  • Driveways Driveways on the lot need at least 5 inches of 3,000 PSI concrete and the street approach 6 inches, and a driveway permit needs a drainage plan or notarized compliance statement, a tree survey and MVWA approval. City of Hunters Creek Village
  • Short-term rental ban proposed In August 2022 the council heard a zoning change to prohibit renting homes in the single-family district for less than 30 consecutive days. The draft ordinance (No. 2022-924) exempted seller leasebacks and lease extensions and set fines up to $2,000; confirm the adopted text with City Hall. City of Hunters Creek Village
  • Residential use only The zoning ordinance bars using any part of a single-family home for a business, trade or profession. City of Hunters Creek Village
  • Business district District B allows District R uses plus offices and other listed business uses, with buildings and paving covering up to 90% of the lot and buildings set back 35 feet from streets. City of Hunters Creek Village

Trees

  • Which trees are protected Any tree with a trunk circumference of 18 inches or more, measured 4.5 feet above ground, is protected, and removing one requires a city permit. Replacement trees must be at least 6-inch caliper and 10 feet tall, chosen from the city's approved list. City of Hunters Creek Village
  • Tree removal for construction For a building project, a tree is approved for removal only if it is necessary for reasonable use of the lot after redesign has been considered. After removal, no more protected trees may be removed for a similar project for five years, and protected trees that die within five years of construction must be replaced unless the death is shown to be unrelated. City of Hunters Creek Village
  • Tree protection fencing During construction the root zone of each protected tree must be fenced with chain link at least 4 feet tall on metal posts no more than 8 feet apart, signed in English and Spanish. Where work must enter a root zone, it needs 6 inches of mulch covered with plywood or road boards. City of Hunters Creek Village
  • Tree violations Tree violations are misdemeanors, and the owner and each contractor, builder or architect involved commit separate offenses. The city can red-flag permits or withhold a certificate of occupancy until requirements are met. City of Hunters Creek Village
  • Emergency and dead tree removal A single protected tree that is dead, diseased, severely damaged or a safety hazard can come down without a permit, and an imminent-danger tree can be removed at once if a written statement is filed with the building official within seven days. City of Hunters Creek Village
  • Pool permit documents A pool permit needs plans, an as-built survey, a tree survey, a drainage plan (under a separate drainage permit), an HOA architectural approval letter or a letter that none exists, and an MVWA approval letter. City of Hunters Creek Village

Permits, demolition and construction

  • New home submittal A new-home permit needs plans with a PDF copy, a survey, a tree survey and disposition plan, a Memorial Villages Water Authority availability letter, an HOA approval letter (or a letter that there is no HOA), a geotechnical report, fire sprinkler plans approved by the fire marshal, a drainage plan and an elevation certificate. City of Hunters Creek Village
  • Inspection requests Inspection requests must reach the city by 3 p.m. on the business day before the inspection, by email, fax or in person. City of Hunters Creek Village
  • Demolition permit A demolition permit needs a site plan for the new house (or a letter that plans are not ready), a tree survey, Memorial Villages Water Authority approval, a CenterPoint gas disconnect letter and photos of the cut electric lines. Tree protection is required during demolition even if no trees are coming out. City of Hunters Creek Village
  • Construction hours Construction is allowed 8 a.m. to 7 p.m. on weekdays and 9 a.m. to 6 p.m. on Saturdays, with no work on Sundays or city holidays. Fully enclosed indoor work that neighbors cannot see or hear may run until 9 p.m. City of Hunters Creek Village
  • Job site rules Active construction sites (other than occupied homes) must be fenced at least 6 feet high, have a screened portable toilet set back 35 feet from the front line, and keep 15 feet of street clear when parking; radios are not allowed and materials may sit in the right-of-way for no more than two hours while unloading. City of Hunters Creek Village
  • Drainage system specs Drainage permits need two plan sets, Memorial Villages Water Authority approval and a notarized hold-harmless form. Pipe is 8-inch PVC (SDR35) at a minimum 0.52% grade, with 12-by-12-inch or larger metal grates. City of Hunters Creek Village
  • Pools and spas Pools must be at least 15 feet from side lines, 10 feet from the rear line (15 feet where the rear neighbor's side line abuts) and 10 feet from overhead power lines. Barriers must be at least 48 inches with self-closing, self-latching gates that open outward, house doors to the pool must be alarmed, and the pool must be a light color. City of Hunters Creek Village
  • Fences and gates Fences may be up to 8 feet from natural grade; masonry walls 7 feet or taller need a soil report and engineered footings. A fence on a shared line needs the neighbor's written consent, and fences in easements need a notarized hold-harmless. City of Hunters Creek Village

Pools, fences, rentals and other rules

  • Adopted codes The city has adopted the 2021 International Residential, Building, Energy, Plumbing, Mechanical, Swimming Pool and Fire codes and the 2020 National Electrical Code. City of Hunters Creek Village
  • Standby generators Generators may not sit in the front yard or in front of the house's front line and may run only during outages or for maintenance. A permit needs electrical and plumbing permits, manufacturer specs and CenterPoint approval of the transfer switch. City of Hunters Creek Village
  • City does not enforce deed restrictions The city does not review or enforce private deed restrictions. Applicants must get any HOA approval themselves and sign the city's Notice of Deed Restrictions form. City of Hunters Creek Village

Schools

  • Hunters Creek Elementary rebuilt Spring Branch ISD says Hunters Creek Elementary first opened in 1954 and was torn down and rebuilt with 2017 bond funds; construction began in early 2020 and the new campus is designed for 700 students. The district lists the project as complete. Spring Branch ISD
  • School operates under a city permit Hunters Creek Elementary sits under a city Specific Use Permit; in 2021 the city held hearings to amend that permit for building signage and an electronic message sign. City of Hunters Creek Village

School assignments and attendance boundaries can change. Confirm the assigned schools directly with the district before making a housing decision.

Flood and drainage research

  • Harvey flooding study (2017) After Hurricane Harvey in 2017 the city paid $130,000 for an engineering study. The mayor's May 2018 update says flooded homes were caused by Buffalo Bayou backing up from the south, and named Wickline Ravine, River Bend and bayou-adjacent streets. City of Hunters Creek Village
  • Aging drainage outfalls As of 2018 the city counted about 70 underground drainage outfalls carrying street runoff to creeks, many over 50 years old; two had caused yard sinkholes and repairs averaged about $250,000 each. More rehabilitation was funded and the system was being camera-inspected. City of Hunters Creek Village
  • Creeks on the city map The city's 2025 map labels Buffalo Bayou, Soldiers Creek, Hunters Creek, Briar Branch, Bering Ditch and Spring Branch. HCFCD's Buffalo Bayou project list includes a Soldiers Creek Subwatershed Drainage Improvements Study (F-80). City of Hunters Creek Village
  • HCFCD Soldiers Creek study HCFCD lists project F-80, Soldiers Creek Subwatershed Drainage Improvements Study, and F-59, Spring Branch Creek major maintenance, in the Buffalo Bayou watershed. Harris County Flood Control District
  • Floodplain lots need extra data Lots in the 100-year floodplain must show contours on the survey for new homes and remodels, and every new home and major remodel submits an elevation certificate. City of Hunters Creek Village
  • Stormwater management program The city runs a stormwater program with a 2024-2028 Stormwater Management Program, renewed with the state every five years, and posts its MS4 annual reports online. City of Hunters Creek Village

A neighborhood name never tells you a home’s flood risk. Check the address on the FEMA map and the Harris County tools, read the seller’s disclosure, ask for any elevation certificate and get a flood insurance quote during your option period.

Before you buy: the three things to check

  1. Map the trees before you price a teardown

Protected trees (18-inch circumference and up), the seven-tree minimum and the five-year rule can limit where a new house fits. Get an arborist's tree survey and talk with the city's building official before closing.

    Source · Source

  2. Research flood and drainage history for the exact lot

The city's Harvey study pointed to Buffalo Bayou backwater near the bayou, Wickline Ravine and River Bend, and older outfalls have failed. Check FEMA's map, HCFCD's mapping tool, the seller's disclosure and an elevation certificate, and plan for engineered drainage on a rebuild.

    Source · Source · Source · Source

  3. Confirm services and schools for the address

Riverbend addresses use City of Houston water and HAR shows Houston ISD schools there, while the rest of the city uses MVWA and Spring Branch ISD. Check the HCAD account's taxing units and the district's school lookup.
