The short answer
Selling a home in Kings Lake Estates
Selling a home in Kings Lake Estates starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $1,278,820 for Kings Lake Estates, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, association dues and fees and lake and waterfront rules, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation
What Kings Lake Estates buyers will ask, and what to have ready
Pin down the taxing units before you estimate
HAR's table for Kings Lake Estates lists the City of Houston (0.519190 per $100, 2025) plus Harris County MUD 109 (0.4350, 2025) and Harris County ESD 46 (0.1000, 2025), along with Humble ISD (1.105200, 2025) and the Harris County units. Whether every lot carries the MUD and ESD has not been confirmed, and on homes valued near $1 million or more the difference is significant.
- File the homestead exemption with HCAD after you move in; the school exemption is $140,000 under current law.
- Do not use the seller's bill as your estimate; your value and exemptions will differ.
What buyers will do: Pull the property's HCAD account, list every jurisdiction on it, and ask the seller for any MUD Notice to Purchaser before signing.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Get the dues from the manager
Kings Lake Estates is a gated enclave. Kings Lake Estates Property Owners Association covers Sections One (with a partial replat), Two, Four, Five and Eight, each with its own recorded declaration or supplement. The assessment is not published, so it varies and must come from FirstService Residential.
- Confirm which section and declaration cover the lot.
- Ask about reserve funding and any planned special assessments.
What buyers will do: Order the resale certificate from FirstService Residential right after you go under contract and read the declaration for the lot's section.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Confirm lake access and run the flood check
The name and some marketing suggest Lake Houston frontage, but what is private lot, common area or lake access is not confirmed by an official source. Any lot near the lake or a drainage way needs its own flood review; public flood reporting does not single out Kings Lake Estates, which is not the same as no flooding.
- Compare the survey and plat with any water-view or access claim.
- Ask for the seller's flood disclosure, elevation certificate and claims history.
What buyers will do: Check the lot on the FEMA map and the Harris County Flood Education Mapping Tool and confirm any lake access in the recorded documents before you make an offer.
What to have ready: Permits and records for any dock, bulkhead or shoreline work, and the association’s lake or waterfront rules.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
