The short answer
Selling a home in Kings Forest
Selling a home in Kings Forest starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $652,307 for Kings Forest, an appraisal-district value rather than a sale price. Buyers here tend to ask about the age and upkeep of the homes, deed restrictions and local rules and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers like about Kings Forest
These are the sourced facts we lead with in your listing and marketing.
- Very large wooded lots
HAR's 2025 facts show 264 single-family homes with a median lot of about 35,684 sq ft and a median home of about 3,700 sq ft. The association says Kings Forest was Kingwood's first village with large lots.

- No curbs or sidewalks
The association says Kings Forest was laid out without curbs or sidewalks, modeled on Houston's Memorial area, and is the only Kingwood village built that way.
- Year-round village pool
The pool and community room at 2615 Woods Estates are open year-round from dawn to dusk (closed Mondays) with key-fob entry, and residents can rent them by the hour.

- Greenbelt trails
The association describes winding greenbelt trails for walking, jogging and biking through the village.
What buyers weigh
- Approval needed to cut trees
Cutting trees, additions, a new roof and repainting all need prior written approval from the association.
- Older homes on big lots
The median build year is 1978, with sections built in phases from 1972 to 1989, so upkeep on both the house and a large lot is part of ownership.

- Higher closing fees
The association's 2022 certificate lists a $375 resale certificate, a $45 new account setup fee and a $220 legacy account closure fee, with expedite fees of $125 to $175.
- Assessment not posted
The annual assessment is not published on the association's site; the 2023 budget shows only total residential assessments.
Seller preparation
What Kings Forest buyers will ask, and what to have ready
Buying land as much as a house
With a median lot near 35,700 sq ft and homes from the 1970s and 1980s, a Kings Forest purchase is partly a land purchase. Large wooded lots can hide fence-line, easement and drainage issues, and heavy canopy wears on roofs and gutters. HAR's 2025 value range is about $451K to $847K.
- Get a current survey to confirm boundaries, easements and fences.
- Have an arborist look at large trees close to the house or roof.
What buyers will do: Order a survey and include tree and roof checks in your inspection during the option period.
What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

Section-by-section deed restrictions
Kings Forest's recorded deed restrictions are posted by section (1-1, 1-2, 2, 3, 3-1 and 5-1-1-1), and the association's architectural guidelines add rules of their own. Fences must be primarily wood or wrought iron and may not be built forward of the house's front plane; tree cutting, additions, roofs and repainting need written approval first. The association is managed by PMG Associa.
- Submit ACC applications by email or through TownSq before starting work.
- Kings Forest Estates is tracked separately on HAR; confirm whether a home is in the village association.
What buyers will do: Read the deed restrictions for the home's section and the architectural guidelines before you plan an addition, fence or tree removal.
What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

Lot drainage on curbless streets
Public flood reporting does not single out Kings Forest, which does not mean a given home has not flooded; Kingwood as a whole had documented flooding in Harvey (2017) and in 2019. On streets built without curbs and on large wooded lots, how water moves across the lot, the driveway and the street edge is worth seeing for yourself.
- Ask the seller about any water entry, claims and drainage repairs.
- Look at grading around the slab and where downspouts and driveway runoff go.
- Price flood insurance even outside a mapped high-risk zone.
What buyers will do: Check the address on FEMA's map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before your option period ends.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
