The short answer
Selling a home in Barrington
Selling a home in Barrington starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $735,914 for Barrington, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, association dues and fees and the age and upkeep of the homes, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation
What Barrington buyers will ask, and what to have ready
Harvey hit Barrington hard
Council Member Dave Martin said more than 80 percent of homes in Barrington, Kingwood Greens Village and Fosters Mill had water damage after Hurricane Harvey in 2017 (Community Impact, Nov. 2017). That storm followed Lake Conroe releases of nearly 80,000 cfs; May 2024 releases reached 71,835 cfs, the most since. A village-level figure does not tell you what happened to a specific house, or what was done to it afterward.
- Ask whether the home flooded in 2017 or later, what was repaired or rebuilt, and whether it was elevated.
- Request the elevation certificate, FEMA claims history the seller can obtain, and any LOMA or permit records.
What buyers will do: Look up the address on FEMA's map, the Harris County Flood Education Mapping Tool and MAAPnext's draft maps, and get a flood insurance quote before the option period ends.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

The association owns the streets and gate, enforces no street parking and a 20 mph limit, and may take up to 45 days on architectural requests.
- Order the resale certificate from Goodwin (goodwintx.com); rush service costs extra.
- Ask about reserves for the private streets, gate and Manor House, and any planned special assessments.
What buyers will do: Get the resale certificate and budget early, and add the entry fee and working capital to your cash-to-close estimate.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Build dates and post-Harvey history
Barrington's plats were recorded from 2003 (Section 1) to 2008 (Section 2 and replats), while HAR's 2025 facts show a median build year of 2013; the difference may reflect homes rebuilt or built later. Either way, the house's construction and repair history after 2017 is a key part of due diligence on a large home.
- Ask for permits, contractor invoices and warranties for any post-flood work.
- Check the HCAD record for the year built and any value changes after 2017.
What buyers will do: Hire a TREC-licensed inspector, and pull the permit history for the address before the option period ends.
What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.
