The short answer

Selling a home in Kings Point

Selling a home in Kings Point starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $588,713 for Kingwood Kings Point Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about association dues and fees, lake and waterfront rules and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. Seller preparation

What Kings Point buyers will ask, and what to have ready

  1. Kings Point's 2026 dues and fees

KPCA's 2026 assessment is $707 for basic lots and $859 for lots on the Landing or Cove lakes, plus $287.04 per lot for trash hauling, with the 2026/2027 assessment due April 1, 2026. The association lists a $220 transfer fee and a $275 statement of account; the Kings Point Trail Association may add its own bill. KPCA says it started in 1985 at $400 for basic lots.

    • The Reserve at Kings Point is a separate association with its own dues and pool.
    • Side and rear fences may be 6 feet plus a 6-inch rot board and 2-inch cap; lake and greenbelt lots have extra rules.

What buyers will do: Order the KPCA resale certificate and ask KAM whether the lot also pays the Kings Point Trail Association before your option period ends.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  2. Living on a Landing or Cove lake lot

The Landing and Cove lakes are owned by KPCA and private to residents and guests who are with a resident; fishing is catch and release and nets are prohibited. Lake lots pay the higher $859 assessment, and the 2020 architectural guidelines add rules for fences and improvements on lake and greenbelt lots.

    • Read the lake-lot sections of the architectural guidelines before planning a fence, deck or landscaping at the water.
    • Ask how the lot edge at the lake is maintained and by whom.

What buyers will do: Review the lake rules and lake-lot guidelines with the resale certificate before the option period ends.

What to have ready: Permits and records for any dock, bulkhead or shoreline work, and the association’s lake or waterfront rules.

  3. River and lake context

Community Impact places Kings Point between Deerwood and East End Park, and the City of Houston's West Fork dredging contract ran from the Kings Point/Atascocita area to FM 1960. Lake Conroe releases peaked at about 79,000 cfs in Harvey and 71,835 cfs in May 2024, when flooding damaged hundreds of Lake Houston-area properties. Community Impact's reporting gives no flood count specific to Kings Point, so the home's own history and elevation are what to check.

    • Ask the seller about any water entry, claims and repairs, by storm and year.
    • Ask for an elevation certificate, especially on lake lots.
    • Price flood insurance even outside a mapped high-risk zone.

What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before your option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
