The short answer
Selling a home in Kingwood Greens
Selling a home in Kingwood Greens starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $906,930 for Kingwood Greens Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, association dues and fees and the age and upkeep of the homes, so the preparation below is built around those questions, each with the source we used.

Seller preparation
What Kingwood Greens buyers will ask, and what to have ready
Harvey history in Kingwood Greens
Kingwood Greens is one of the Kingwood neighborhoods Council Member Dave Martin named in 2017 as having water damage in more than 80 percent of homes from Hurricane Harvey (Community Impact). That makes the history of the specific house, and what was rebuilt or raised afterward, central to an offer here. A home's current FEMA zone, its claims history and its elevation are separate questions.
- Ask whether the home flooded in 2017 or later, how deep the water was and what was replaced, with permits.
- Request the elevation certificate and the FEMA claims history the seller can request.
- Price flood insurance even outside a mapped high-risk zone.
What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before your option period ends.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Village and trail association fees
Kingwood Greens Village Community Association is managed by Kingwood Association Management; its management certificate lists a $100 resale certificate and $75 update fee. Sections 1-3 also appear in the Kings Crossing Trail Association's certificate (managed by FirstService Residential), which lists a $340 transfer fee, $375 resale certificate and $26.50 welcome packet. The village assessment amount is not published.
- The ARC Form is needed for exterior changes, including tree removal.
- Fences need board approval; wire and chain-link are prohibited, and side or rear fences are capped at 6 feet.
What buyers will do: Order resale certificates from both KAM and FirstService if the lot is in Sections 1-3, and confirm the current assessments before you finalize your offer.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

A golf-course lot on a late-1990s home
Most homes here were built in the mid-to-late 1990s (HAR median 1999) and are large, a median of about 4,153 sq ft, so two or more HVAC systems and a large roof are common, and many original systems are now 25 or more years old. Lots on the Forest Course come with the club's rules on the cart path and course and the association's fence rules.
- Ask for the age of each HVAC system, the roof and the water heaters.
- Walk the back of the lot to see how it meets the course and any fence limits.
What buyers will do: Schedule a full inspection with each HVAC system and the roof checked, and read the Use Restrictions on fences before you plan changes.
What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
