The short answer

Selling a home in Foster's Mill

Selling a home in Foster's Mill starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $482,644 for Kingwood Fosters Mill Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about flood history and insurance, association dues and fees and the age and upkeep of the homes, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

Seller preparation

What Foster's Mill buyers will ask, and what to have ready

  1. What happened to this house in Harvey

Fosters Mill is one of three Kingwood neighborhoods (with Kingwood Greens Village and Barrington) that Council Member Dave Martin said had water damage in more than 80 percent of homes in Hurricane Harvey, as reported by Community Impact in 2017. That puts the specific home's history, its repairs and any elevation work at the center of due diligence. The current flood map, the claims history and the house's elevation are three different checks.

    • Ask whether the home flooded in 2017 or later and what was replaced, with permits and invoices.
    • Ask for the elevation certificate and the FEMA claims history the seller can request.
    • Price flood insurance even outside a mapped high-risk zone.

What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before your option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  2. Village plus Kings Point Trail Association

Every Foster's Mill owner pays two assessments: the village association, managed by Kingwood Association Management, and the Kings Point Trail Association, also managed by KAM. Village statements go out in mid-May and are due July 1; unpaid assessments can lead to a lien under the Declaration. The village's 2022 certificate lists a $250 transfer fee; the trail association may charge its own.

    • All exterior changes go to the ACC through KAM; tree removal needs permission first.
    • Fences are wood, black ornamental metal or approved composite up to 6 feet; golf-course and common-area lots have a lower limit.

What buyers will do: Ask KAM for resale certificates from both associations, with current assessments, before your option period ends.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. Big 1980s homes on wooded lots

Homes here average about 3,300 sq ft on lots near 12,900 sq ft (HAR 2025), so there is more roof, more ductwork and often more mature trees close to the house than in smaller villages. HAR's 2025 value range runs from about $379K to $715K, and condition and post-2017 repairs explain much of it.

    • Ask for the age of the roof and each HVAC system.
    • Have trees near the foundation and roof checked, and confirm tree work approval with KAM.

What buyers will do: Schedule a full inspection, including the foundation and any trees close to the house, inside the option period.

What to have ready: Dates and receipts for the roof, HVAC, water heater, plumbing, foundation and other major work, plus any inspection reports you already have.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
