The short answer

Selling a home in Kings River

Selling a home in Kings River starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $333,634 for Kingwood Kings River Village, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, association dues and fees and flood history and insurance, so the preparation below is built around those questions, each with the source we used.

Seller preparation

What Kings River buyers will ask, and what to have ready

  1. City taxes plus a MUD and an ESD

HAR's tax table for Kings River lists City of Houston ($0.519190 per $100), Harris County ($0.380960), Harris County Flood Control District ($0.049660), Port of Houston ($0.005900), Harris County Hospital District ($0.187610), Harris County Department of Education ($0.004798), Humble ISD ($1.105200), Lone Star College ($0.106000), Harris County MUD 151 ($0.2980) and Harris County ESD 46 ($0.1000), all 2025 adopted rates. Which of these apply depends on the lot; HAR notes tax type varies by property. The seller's bill reflects the seller's exemptions and caps, not yours.

    • Texas's school homestead exemption is $140,000; the City of Houston's local homestead exemption is 20% of appraised value.
    • File your homestead exemption with HCAD after you move in.

What buyers will do: Pull the HCAD account for the address, confirm whether MUD 151 and ESD 46 are listed, and budget with every taxing unit before you make an offer.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Layered associations and transfer fees

Kings River Village Community Association covers Sections 1-13 and is managed by FirstService Residential; its July 2026 certificate lists a $340 transfer fee, $100 for each sub-association, and resale certificates from $375 to $500. The Kings River Trail Association, also FirstService, lists another $340 transfer fee and $375 resale certificate. Kings River Estates (Sterling ASI) and Kings River Estates No. 2 (Goodwin & Company, $340 transfer fee) have their own associations.

    • A combined master and sub-association resale certificate costs $500 to $650 depending on turnaround.
    • Total closing fees depend on which associations cover the address.

What buyers will do: Confirm every association on the lot and ask the seller who pays each resale certificate and transfer fee in the contract.

What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

  3. Near Lake Houston: check the lot

Kings River sits close to the banks of Lake Houston, which rose in Harvey (2017), when Lake Conroe releases peaked near 79,000 cfs, and again in May 2024, when releases reached 71,835 cfs and hundreds of Lake Houston-area properties were damaged. Community Impact's reporting gives no flood count specific to Kings River. The Lake Houston Dam spillway project, which would add 11 gates, was in design with construction projected for 2028 to about 2030 as of December 2025.

    • Ask the seller about any water entry, claims and repairs, by storm and year.
    • Ask for an elevation certificate, especially for lots nearest the lake.
    • Price flood insurance even outside a mapped high-risk zone.

What buyers will do: Look up the address on FEMA's map and the Harris County Flood Education Mapping Tool and get a flood insurance quote before your option period ends.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
